It's great to hear these will be coming:
  • January 19, 2012 - Online Reservation System for DVC will make it's debut on a limited basis until the demand load needs can be met.
  • Point reservations at the Grand Californian will again be allowed.
  • DVC Members will be able to purchase the Tables in Wonderland (TIW) card without the need for an AP.
 
I doubt hotel rooms will be priced comparable to DVC villas.

Right now the lowest priced Studio rate is 17 points per night. When GC was part of the Disney Collection back in 2009, the lowest rate was 24 points for a Standard View in "Super Value" season.

I suspect hotel rooms will cost quite a bit more than Studios. And given the growing demand for VGC points (I've been told there are literally hundreds of names on a waiting list to buy direct), I doubt it will impact the resale market.

If there are hundreds on the waiting list, I don't understand why they don't declare some of the 203 hotel rooms DVC owns, which will give them points to sell. I still think that's a possibility behind this announcement. Why wait until September to open up the rooms to the Disney Collection?

Disney will make the rooms available to what ever group brings in more revenue. If they forecast a cash room need, then DVC will never see any availability. If it is a slow cash season then they may make a couple of rooms available to DVC bookings. The fact that they are going to make rooms available to the DVC doesn't tell you how many or how often.

Maybe because hotels rooms are hotel rooms, they aren't villas studio? Standard Hotel rooms have no kitchen, no laundry room, none of that. They will need to remodel those rooms like they did for AKL before they sell them as DVC villas.

Not always. Vero Beach has Inn rooms in addition to villas. I believe they do have a kitchenette. The garden view inn rooms are less points than studios, the ocean view inn rooms are the same as studios. So they could create a new category.

DVC owns the 203 hotel rooms in the new wing in addition to the 48 villas, they are listed on the dues statement. They could choose to continue to rent them for cash and pay the dues from it. They may have plans to convert them to DVC down the road like they did at AKV and then sell points. Or they could declare them as is or with a small renovation and then sell points. I assume that DVC built the entire wing with hotel rooms & villas because they wanted future flexibility based on the pace of sales. There is a clause in the contract that these hotel rooms could be converted to DVC.

It just seems that DVC makes most of their money from selling points that they would want to do something with those rooms, plus it would shift the dues burden. It doesn't make business sense to be sitting on a waitlist of people wanting to buy points when they could sell them.

The thing that has me curious is they are waiting until September to make them available. If they are Disney Collection, why wait?

The "rumors" around here in CA during construction of the new wing, was that electrical, and plumbing was put in place or designed in such a way for DVC conversion if ever they wanted to change them over. These rumors were spread by non DVC Disney fans, and supposed "insiders", or those with connections.

I don't think we'll see any movement on another DL DVC until they have mined that market for Aulani buyers for a few years. They want to see west-coasters falling in love with Aulani via AP rates, pin codes, etc., and buying there with the promise that they can book VGC at 7 months.

I wonder about the ownership situation. The VGC budget does list some shared expenses associated with that entire expansion wing. It cites the 203 hotel rooms and 48 villas, along with specific costs for that section of the resort. The operating costs are then divided appropriately between the hotel and DVC.

Upon initial review, I think we may used that budget format to assume that DVC "owned" the hotel rooms but now I'm not so sure. The budget for Aulani is formatted in a similar fashion.

Is there something else in the POS or other docs which suggest this legal ownership? I haven't looked at it recently enough to remember.

Ownership issues aside, I doubt DVC would have absolute final say in the handling of those rooms. Demand is going to be very high this summer with Cars Land opening. The hotel will get top dollar for all rooms in June - August, and then start renting some to DVC in the fall when discounts normally kick-in.
