2006 Maintenance fees

We'll know in about a month when they have the annual meetings. That is usually when it is announced.
 
Well, we knew at last year's meeting that our next tax bill will be higher.
 
When exactly do they mail out th bills for 2006 anyway? :confused3 I alomost forgot that bill will be coming to a "MAILBOX NEAR ME"!!! :earseek:
 

sometime in Dec around the 15th I think????? might be later.

I think one year I didn't get in until the first week of Jan.

I am also expecting the insurance to go up again....

the maintence fees haven't greatly increase - most of the increases have been in the taxes and insurance.

so maybe 5% for everything else.

taxes and insurance are hard to predict what the increase will be. :confused3
 
It'll be anyone's guess right now...

Glad I have the MF deducted from my checking account ..monthly. I almost forget that it happens!
Curious about the $$ spread from SSR to Vero too! :magnify: .
 
no, it is a timeshare - you own it.

You pay for everything - insurance, housekeeping, employees, landscaping, transportation, etc.

disney only pays for the 4 or 5% that they own (developer).
 
Do you have to secure your own insurance or is it through Disney? How much is the insurance? Didn't know anything about this. thanks

All is included in your MF. You'll get the breakdown when the bill comes.

So how come unlike other timeshares it sounds like there is no opportunity for owners (not Disney) to get onto the board and have a say in the decisions that affect owners (such as room assignments, non-smoking, etc.) All my other timeshares have HOAs and definitely in the sold out resorts HOAs control the decision-making processes.
 
you are luckier than I am - in one of my others resorts - Westgate Vacation Villas - they are constant source of selling my money. they also bother you constantly about buying more.....not in their dreams.

Disney does an excellent job running the DVC.

if enough members [I think with DVC it is 80%??? (might be more)] want to go alone they can!!!!

Westgate does not allow that period.

I think you need to reread your contract.

I have no complaints with DVC running it. they do an outstanding job.

I'm not sure I understand what you mean re wanting to "go alone" per the contract. I guess I'll have to dig out the contract to see if I could figure out your reference.

I'm not suggesting that I'd want owners to take over the board completely. It is just my many other timeshares, including Marriott and Hilton, allow owners to vote for new members of the board and owners can elect to be a candidate. Those private owner-board members can make a difference in getting certain things accross that may not be in the developer-board members' interests. I own at three sold out DVC resorts, and I was surprised to learn that none of them allow non Disney folks on the HOA and owners do not vote on certain matters. I agree DVC generally does a good job running the resorts. But there is room for improvement, as evidenced by various ongoing discussions here on the DIS over the years.

I guess the key difference is that we are not "owners" of DVC resorts. This really is a right to use agreement, and we sort of have a long term lease with Disney. That probably answers my question as to why governance matters are handled so differently with DVC resorts (vs. my other timeshare resorts).
 
Scotch - it has been so long since I read that part. My first guide pointed it out to me.

So I will see if I can find it.

It was the originally contract with OKW (DVC) - but I am sure that the others have something similiar.

My other timeshare allows us to vote and be on the board - SA and PCB.

but they also decide who the management company is.

I think as long as the name is DVC - Disney will retain control. Unless enough of us decide we want someone else. then I don't think the disney name will remain.

Marriott has been know to cancel the contract with their timeshares who don't do the upkept needed.

Marriott has each resort do it own management.

CH is much better managed than GV. (my opinion)

Disney has always kept control.

even the Downtown disney hotels will go back to WDW in 2070....the lease of SoG is only for 99 years.
