We are currently negotiating a 160pt contract at SSR with a seller through TTS.
$13,000, splitting closing costs and 07 annual dues, with 155 banked 07 points and 160 as of 3/08. Has anyone had any experience with TTS and the closing agency they use? Does this sound like a good deal?

They are the best to deal with professional and fast and honest..

TSS is a sponsor of this board. A number of us have worked through them. If you read old threads, you'll find many reviews from happy customers.

As for your contract, yes, that's a great deal. In fact, it might be too good of a deal. I know TSS makes sure everyone understands ROFR when buying, so I assume they gave you some sort of warning.

Looking at the ROFR thread, I only see one contract passing at less that $82/point. I also see a few that were ROFR's at $82/point. But 3 of those had 2006 points, and the forth was only 100 points. Doesn't mean you won't pass - and I suspect TSS wouldn't have let you make that offer unless they thought there was at least a chance of getting through ROFR. Just something to think about.

Good luck!

The first contract we looked at got ROFR'd by Disney. It was a 120 SSR contract that had two or three sibling contracts just like it on TTS's inventory. We weren't upset because there were other contracts out there we could look at when Disney picked up the contract.

The second contract we looked at was a 125 BWV contract that didn't have a similar contract on the market. So, we actually offered a dollar more per point than they were looking for, just so it wouldn't be picked up by Disney.

The point is, you can gamble a little with a contract that has two or three similar contracts for sale, but if you really want a particular contract (location, UY, etc), make sure you check the recent ROFR's posted on this site to make sure Disney doesn't pluck your contract from you. A great deal is hard to turn down, but to us it was worth the extra $125 to get exactly what we wanted.

Just keep in mind, TTS will get paid if ROFR is executed or not, they can't lose on this.

Good luck!!!
