Grand Floridian at $200 a point?

I will just get there on the 7 month window. If i can never get in oh well i guess i will live

This is the best attitude. Its just a hotel room. There is always coming down the road thats bigger and shinier than the last offering. I hope all of you who are planning small add ons realize that you may get a weekend in a studio every few years if your lucky. Just my thoughts.
 
Ah, but for that rate those owners will get to stay at Walt Disney World on Disney property AND have free transportation to any WDW park! Oh, wait a minute ... so do all of us who own at other properties for much less of a price! I honestly don't get the price inflation, which has been at a much faster pace than CPI and isn't supported by resale values. All that it does is get you a stay at WDW, which buying at any other DVC will do, too. Not to say I wouldn't mind trying it, but certainly don't feel the value is there at these proposed prices. In the words of a good friend of mine, I've got a value gap on this one!

I hope those rooms come with heated, leather seats and a navigation system.
 
I dont have any insider knowledge, but my gut is telling me the initial asking price is going to be less then BLT is currently at, but much higher then any other resort at its initial launching price.

For sure, DVD loves the fact that the impressions are $200, but in reality very few will pay that much, the ones who can probably don't care to signup for a timeshare as a cost savings tool.

If I were a gambling man (and as a finance guy, i'm not) I could see it at $140 a point (give or take) with people thinking its a bargain. I wouldnt be shocked at $120, which could be why they are pushing AKL now so they wont have to decrease that pricing once they open GFV.

Again, that is significantly higher than any other resort opening price. They tend to ask the premium prices after they have sold a significant number of points, which I believe is a strategy to recoup initial costs as fast as possible to reduce the risk of the project going downhill.

Disaster would be to start out at 200 and be forced to lower it into the 120 range to sell because of the wide impression that its a dud, that would not only impact this resort, but all future resorts going forward as there would be a precedent for waiting until after the resort launches to get best pricing.

Start low and jack it up very quickly based on demand is the strategy I would recommend.
 
Wouldn't it make more sense for DVC to keep the price per point lower but raise the number of points needed for a specific room and view? An upfront high sticker price will certainly have more effect of keeping buyers away than an increase in necessary points for stays. This way, buyers purchase more points at a lower rate but end up needing or using more and may therefore need to add on to their contracts later on. OR...

Keep the buy in price high and take GFV out of the general DVC circulation or adjust the reservation windows making it a more exclusive resort.

a higher point per night would do the same thing.. and seem better than 200$ a point.

I am on the betting side of higher point per night for all rooms over BLT.

There really are 2 prices in question, the list price and the final price after specials. I think most are talking list price in this discussion, I know I am. I'll bet that the list price may be lower but won't be surprised if there's an initial offer that's lower than the then current BLT offering.

The obvious problem with this idea is that GFV owners would not be able to use their points at any other resort.

I think that would be a HUGE negative to most prospective buyers. Think about it -- you own at GFV and decide eight months out that you want to go in December. No availability, and you can't use your points at any other resort when seven months rolls around.

And...you can't use your points at Aulani, VB, HHI, VGC...

With only 12 resorts when GFV comes online, DVC is limited enough already. To restrict owners to one resort would be nuts, IMHO.
 
I don't understand the whole bashing GFV.If you don't want to buy there and you think the prices will be to high. Then don't buy it. Yes you can get BWV or SSR for $50 a point. But it's not GFV. Which alot of people like. I personally go there ones a trip and walk around and listen to the piano player. It is just a nice relaxing place In my opinion
 
My guess is for a price similar to current BLT pricing, but with a higher point per night cost for rooms than BLT rooms. How many people would want to stay at the GCV if the point cost were twice what it is to stay at OKW?

:thumbsup2I think all of the DVC's have to be bashed here. It's an initiation rite of passage. I cannot wait to enjoy the ambiance of the resort, them walk back to our room. Even DH is with me on this one, & I'm the main force behind our membership!

All I know is that when I see these potential rates for points, I am so glad I got my resale contract for OKW at $55/pt back in 2001! Maybe we will get lucky at 7 mos and try a split stay. We have stayed at BLT and SSR but always spend most the time at OKW.

I'm confused, can you point out to me the posts that you see as bashing the upcoming resort?

Maybe not bash but give it a break. Alot have negative words about it. If you "would never pay those prices" then thats fine. Alot will. Everyone keeps talking about buying resale for so much of a savings but likeI said in my OP its not GFV. So I guess I should have not said bash but really in other threads it is kind of getting bashed. But like Bobbi said. I know its what we do with a new resort.

Until the resort is completed, no one really knows what the room furnishings will be like, the design and quality, the views, does the AC keep the room cool, and where do you check in? Some will say that they love the GF main building or grounds but you can visit the GF for free as often as you want.

Also the initial price is usually higher taking advantage of excited buyers and people who want to be Founders. After the initial rush, better incentives are usually offered.

If anyone has the price history of the other resorts, it would be interesting to see the pattern.

Don't you think there will be a preview center with models? I got the feel of AKV and BLT over at the preview center at SSR.

I'm sure that there will be a model but spending 5 minutes in a model is a lot different than staying in the room for a couple of nights and experiencing the location, views, amenities and the walk to the pool, lobby, parking lot and restaurants.

The models are kept pristine and don't show the wear and tear that the real rooms will experience due to the quality of the materials. We had an 8% plus dues increase at BLT this year and I am sure that some of the money is going towards repairing damaged cabinets and extra deep cleaning due to the colors selected.

We also had issues with the AC at BLT. The rooms would be warm in the afternoon due to all of the glass. Maintenance told me that the system was undersized to save money and that they were working on a way to fix it.

Visiting a model won't let you experience the actual resort.

OK, I see what you mean. Lack of room fans at BLT turned me off, but still, we have enjoyed our stays there.
