WWYD? Timing of buying...

I am curious to get other's opinions on this.

background: We are planning on buying into DVC resale. We are leaning toward a 200 point or so contract at BWV.

We want to pay with cash and will not have all the money together until about the end of Novmeber by my estimates.

We have a 2012 Thanksgiving trip planned with my family and my parents. First instinct was we were going to use our DVC (assuming we get the right loaded contract) for a 2 bedroom BWV BW view if we can get it.

We are figuring that we really need to make reservations at the 11 month mark to get that ressie!

I feel like to pull this off the stars would have to align perfectly! (Actually nearly impossible I believe) We would need to see a contract we want, make an offer, get accepted by seller, get through ROFR and get put in the system in record time to make that ressie at the 11 month mark.

If we decide to rent points it would put off our DVC purchase by probably a few months since we would have to pay in full up front to rent the points and it would be pricey. However if I rent at 11 months I am much more likely to get the exact ressie I would like.

We could make a room only ressie for BWI through Disney for regular rooms by just paying the deposit and then hope when we close they still have our desired ressie for DVC and then cancel the regular rooms.

We could just wait and see what is available when we close and deal with whatever we get. If we have to stay at OKW that would be ok, just not our first choice. I'm not sure we would want to stay at SSR for this particular trip though.

Not sure what to do. I normally wouldn't make a big financial decision with one trip in mind but we are planning on buying DVC in the next year for sure anyway and this is a special trip with my parents. I keep feeling like my kids are great ages to enjoy the time with their grandparents and my mom's mobility is getting less and less. She wants to do the trip this coming year because she is severely worried about putting it off and her not being able to enjoy getting around. Honestly, it is harder for her than most as it is but she has always been a good sport at just grinning and bearing it.

I feel like I need to hear some opinions of people at the dis!! Thanks for always helping out! :hug:
 
I would imagine less stress is one of the main reasons you are choosing to pay cash.
BWI would be the lowest stress (rarely but occasionally rentals have a lot of stress)
 
I would go ahead with your plans to buy and hope that all goes in a speedy fashion. If you are sure you will have the money you can probably make a deposit at the beginning of the month and then by the time all the paperwork is done have the balance for the closing - You can't make reservations for Thanksgiving until the end of December so you should be okay. Maybe someone here can tell you the timeline for putting in an offer, paying the deposit and then paying the balance and when the points will be available. Even if you don't get the exact reservation you want you can get something else and waitlist for the one you really want. I would not let getting BW view stop me from going. You will certainly be able to get a 2 BR at BW within the 11 month window if you can close by mid to late Dec.

Good luck and will be waiting to say Welcome Home when the time comes.

I completely agree with this. I wouldn't worry about having a cash room for backup that early and I wouldn't spend the money on renting points since your intent was to buy DVC anyway.

When you do your contract the closing date will be the time when you absolutely have to have the final funds or the contract could get cancelled. Often people are able to close earlier but that would be the date you could go by - I'd say that it's usually contracted to close 6-8 weeks on an average after signing.
