Wow! Jump in monthly dues...

Something doesn't sound right. According to the charts posted, BCV went from $4.18 to $4.27 a point. That's .09 per point. On 150 points, the annual difference should be $13.50 total or a little over $1 per month. Are you looking at January which includes the additional tax charge?

NMW - you have the choice of either the 1st or the 15th. If you chose the 1st, they take it out on Jan 15 and then the 1st the rest of the months.

I'm with you Debbie...I'm betting they're looking at the one time payment in January, 'cuz mine was about $74 and change in January, and $60 thereafter, an increase over the last 11 months of a $1 per month.

I was paying $45.97. My new payment is $65.31 in January and $53.37 from February through November. My December 2005 payment will be $53.35.

I have 200 BCV points. My January payment is $87.08, then every month there after it is $ 71.16, last month (next December) will be $71.14.

This past year I paid $61.99 per month, this December payment was $61.94. For some reason I'm showing paying $61.99 for last January, too on my Palm??? I'll have to go look for the actual statement.

So like I said I'm paying $9.17 more a month in dues. Anyone have a clue? Does that sound right???

No, that doesn't sound right at all. Our increase for BCV was by far the lowest of any resort we own. BCV only went up 2.2% for our dues (and I reconfirmed the numbers to make positively sure). By my calculations your dues last year based on last year's statement should have been 69.65 per month. Not sure why you paid so much less per month, but that is where the difference would appear to be.

We have 170 at VWL and ours went up just a few dollars a month. Just over 2 dollars I think. Last year they went up much more so this was a pleasant surprise. Sorry yours went up so much.

With SSR, remember that the prorating of dues works out so that you end up paying more per month in the first year (because there is a lag typically between the date from which you pay the dues until the first payment is collected).

That's right--they started collecting the dues in July, but the dues were owed starting in May when SSR opened (for my contract, anyway :) ). So, it was pro-rated for 7+ months, but the payments were spread out over 6 months. (So, the monthly fee was higher last year, but only because it was spread out over fewer months...)
Starting in 2005, it will be 12 months worth of dues spread out equally over 12 months. :)

Our annual payment went up less than $38 on 250 pts. at BCV and that was with the escrow property tax overage adjustment. So technically the annual dues for us increased $18 or about 1.7%. Not bad in our mind!

Before everybody chimes in here with how much their's went up, please remember that raw numbers mean nothing. You have to include the number of points you have and which resort for the information to be worth while.

When we bought our 460 point contract at Old Key West about four years ago, our annual dues seemed to be about $1,400. The new statement shows them to be about $1,800. That's an increase of $100 per year.
By the time we reach 2042 that's going to be a pretty damn big bill!

Last year it was $4.18 a point. So it should have been $836 total or $69.67 a month. This year is $4.27, so it should be $854 total or $71.16 a month (which your bill shows). Could there have been a tax credit on your account last year? If you overpay the taxes, they divide it by 12 and credit each month. If you underpay, they hit you for all of it in January. You would have to look at your dues statement that you received last December.

HH dues went up $.18 to $4.04. But there is a $.15 credit for overestimating the taxes, so the net increase is only $.03.

From 2001 to 2005, the OKW dues have gone from $3.13 to $3.86 per point, an increase of roughly 5% per year. However, you just missed a four year period over which OKW dues had a net DECREASE of about 1/2% over the entire 4 years.

The only way to really forecast future increases is to look at the total history. Since 1992, OKW dues have increased an average of 3.2% per year. I would expect all resorts to fall in the 3-4% range moving forward.

My dues increased by $9 a month on 450 points at the Beach Club Villas. That is $108 a year that I hope is spent on refurnishing the worn out rooms and replacing sofabeds with the newer, more comfortable types. Sandie

I hope they are not doing that kind of major refurbishing--my gosh, this will be an expensive resort if they have to do those sorts of things every two years!!

Not sure when the sofa bed change out will be, probably not until the 5 year mark. But many items of furniture such as tables, chairs, lamps, etc have had to be replaced here.

According to friends the damage to BCV has been greater than any other DVC resort in such a short period of time. We stayed the year it opened, in fact the week it opened. We stayed the next year, same week. We did not have a table in the 2nd bedroom of the 2 bedroom unit due to damage. I asked and they said it was ordered and that they could not replace the furniture fast enough to keep up with the damage.

The second year we stayed we thought our unit looked like a unit at least 4 years old. It was very sad.

I understand all that, Sammie. However, it would seem that there needs to be some kind of a long term solution that will have to be found if there is indeed a problem at BCV that doesn't exist (or exist to the same extent) at other resorts.
