I don't think I've ever seen 24 BCV contracts up for sale at one time at the Timeshare Store. The economy must really be hitting people hard for so many to have to give up DCV (or the divorce rate just went up).:confused3

Some are priced as low as $88 per point. If I only had the money (which I just lost in the stock market).:sick:
 
If our portfolio hadn't been hit so hard by the stock market, I'd be snatching one up. :)

It's been a while since there were more than a handful for sale, but I think there are couple of factors going on here. One is BLT just came on line and I know in my case I am thinking of selling my BCV to buy BLT and GCV. This is because with the new points, I may have too many points for our needs (hard to imagine, eh?) Another factor is it is approaching the end of the year where MFs will be due again in January. My sense is a lot of folks make the decision to sell before the end of the year.
 
i'm sure a lot of people have really been hit hard with this economy and if they can liquidate anything and get cash then i'm guessing their doing it. I hadn't looked at the TTS website in a few weeks and I'm also blown away at all of the AKL resales. Just a few weeks ago there were only a handful and now there are a lot!!! :eek:

I think the same factors are at work as enumerated in those "Why so many SSR resales?" threads. Buyer's remorse, life change due to divorce, death in the family, etc. or economic hardship - loss of job, lack of discretionary spending, change in travel habits, need to liquidate to pay mortgage or other bills, etc.:sick:

Additionally, a point many others have made on SSR resales that would seem to hold true here - AKV is new and there appears to more turnover in the early years of a property until the ownership base has stabilized.

Remember too, that AKV will be 458 units at full build out which trails only SSR & OKW in size at this point. So the same logic can be applied to AKV as to SSR - new property plus a lot of units equals large turnover. Probably increased somewhat due to current economic conditions as well.

And actually, for us, we are hoping that with the increased supply of AKV resales, that we see downward pressure on the resale pricing as we would like to pick up an add-on and have held off going direct through Disney in anticipation that the bottom on resale prices still has not been hit yet. :idea: It has been evident with SSR that resale prices have been dropping for some time and now with increased supply of the other resorts I'm thinking the same may hold true for them, though probably not to the extent of the newer, larger resorts.

That's my take on it anyway.
 
Disney must have ROFR'd some contract recently. I called yesterday and got 25 BCV points today. Not much, but I'm happy!

There are a lot of all DVC resorts for sale, I found a site that lists the multi-listed DVCs (most seemed to be GMAC) and there were almost 350 for SSR. It is still only a very small percentage of the total ownership though, especially as compared to other timeshares. For Bonnet Creek there were almost 900.

I'm having mixed feelings about the lower prices.

The prices are great for addonitis, but I hate to see the value of my points decreasing.

I've never seen a 100 point contract listed at BWV for less than we paid for ours (01/06) -- until now. We paid $84 and one is currently listed for $83.

I can't imagine paying $90+ for SSR and seeing it listed for $73.:sad2:

Chances are, just like with the housing market - some people who bought really had no business buying. If you have to finance your dvc, perhaps you really can't afford it. If you're financing & something happens to your job, or you need a new roof, or your mortgage goes up - suddenly you're in danger of defaulting. If you OWN your dvc (buy with cash - no financing), then if something happens to your job, roof or mortgage - you can rent your points out to pay your dues & hold onto your dvc!

Guess Disney has to make up for all the millions they lost in Main Street Gas Company when Lehman Brothers went belly up and took all their money for the gas purchases with them.

To be honest... it makes no difference to me at this point where the price goes for points... i just bought at OKW... 100pts for $70/pt. I paid cash and i know that for the next 30-some years, i have a vacation whenever i want it... that, as they say, is priceless... don't worry about the small stuff... if the price goes down, so what? If you don't sell, it doesn't matter. If you do sell, you have a lifetime of memories... again, priceless!
Get happy everyone... you've got a Disney trip just around the corner!

There is the possiblilty that maybe Disney has finally seen the beginning of end for the DVC concept... at least for the immediate future... there's only so many people that are willing/able to buy into DVC.. and as we get closer to that threshold, there will be less buyers for new resorts, and thus, less buyers for other resorts on resale. They'll still get some newbies to buy into the new DVC's... but not at the sing-on rates they enjoyed over the past 10 years or so... And there will be some interest for those who are current members who to want to jump ship to the "new thing" (BLT) and/or do add-ons. But as long as Disney gets people to buy into their newest DVC, i don't think they care too much how tough the resale market gets for older resorts... they got their money.
I think bargain time for resales is about a year away.... when sales for BLT slow way down, the recession is in full swing, owners who've over extended themselves start defaulting (their DVC will the first they let slide) and regular Disney bookings are down... meaning less chance of Disney exercising ROFR.
 
I think part of the problem is the growing number of units. There is less incentive to buy a unit. Back when DVC was just OKW, there was high demand from people wanting to trade into DVC using other timeshares affiliated with Interval International. Now, it is getting quite a bit easier for people outside DVC to trade in rather than buy. Many owners want to exchange their DVC to take a cruise or visit another non-DVC location, so there is a lot of inventory being offered to Interval International. I like DVC so I keep an eye on prices and read about the new resorts that are opening, but I doubt I will take the plunge and buy since it's reasonably easy for me to get a week of surplus inventory at DVC for less than $350.00 for the week through Interval International. Not all of the resorts are available at any given time, but at that price I am content with any of the resorts that are available in the month I plan to travel. I'm looking forward to our BCV stay in a couple weeks.
