Will DVC add bungalows everywhere?

I totally agree, TJ and with so few villas and so many members, I am sure many will book one night or two but that will be enough to keep them busy all the time. I know I would like to try them out once.

And no I don't think they will build them everywhere.
 
All this talk has me wondering when Disney will announce the next fully DVC-only resort (a la Old Key West or Saratoga Springs)—and where they might build it. It seems only a matter of time before that happens.

If the rumors are correct, it could be many years before another standalone resort is built at WDW.

Rumors are WL conversions next.
After that BC/YC conversions.
Then, the supposed plans are to build something next to CBR. It would not be part of CBR, but it would use some of that land. Talk was they would look for another back entrance to Epcot from this resort.

DVC is all about making Disney money. It is very expensive to build a stand alone resort with all of the required elements, restaurants, administration, front desk, everything that a resort has. DVC saves a ton of construction cash by attaching it's new resorts to an existing resort and using their elements.

In addition to your comments, there is also a huge win-win for Disney to build at existing resorts that may have occupancy issues. Not only do they get rid of "excess inventory" which serves to drive down resort average occupancy prices through discounts, but DVC also picks up additional portion of the shared services. So front desk, bell services, etc are paid in higher percentage by DVC owners (reducing hotel costs) which makes the hotel portion even more profitable.
 
Good points, all. It's perhaps not insignificant that the two most recent "stand alones" at WDW — SSR and the Treehouse Villas— were both constructed in and around previously constructed facilities (Disney Institute and the Treehouses). The areas already had the necessary infrastructure in place.
 
Of the 10 that are declared, is it for certain that all 10 are used for DVC bookings or is their a benefit to Disney to move units to CRO if still available 60 days prior to any given check-in date?

Since dates in August - December are outside of the 60-day CRO window...and the bungalows are almost completely booked...reasonable conclusions can be easily drawn.

To update the availability graphic I posted above, two weeks ago there were 11 December nights with some availability. Now that number is down to 5 nights.

While demand may change over time, right now all signs point to them being quite popular. IMO it's ridiculous to suggest that the bungalows are only filling because Disney has cash guests lining up to pay $2000+ per night through CRO.
 
That would be quite hideous. Not sure how I feel about the VWL cabins yet. I like my idea of putting those on the vacant Discovery Island...or do something to the old River Country.

Disney must have something in mind for the speedway that they are closing. I don't buy the "transportation" rumor. That is a big chunk of property.

I would like to see another theme park or a good expansion of existing theme parks to help accomodate the increasing number of lodging choices.

I agree. They keep adding more lodging which increases park crowds. It's time for a 5th gate.

Additional lodging options don't increase park crowds. Hotels aren't a draw. They simply provide a greater variety of destinations for people who have already chosen to visit the Disney theme parks.

But even as attendance rises (for reasons other than new hotel construction), the parks aren't anywhere near capacity. Disney will continue expanding its existing parks long before it breaks ground on a 5th theme park. The Fantasyland expansion added to Magic Kingdom. Pandora (Avatar) will grow Animal Kingdom. Plans will eventually be revealed for the Hollywood Studios expansion. Disney Springs is growing. Soarin and Toy Story Mania are gaining capacity.
 
The Treehouse Villas at SSR to me are appealing, in that they are tucked away from the ambiance that SSR has created. Cant really see them from SSR that I recall. But placing bungalows within view of the Poly, WL/VWL and the like, IMO, takes away from the appeal of the resorts. So, thinking out loud what might be next, placing bungalows around BC/Yacht Club, and esp. around BW, the view looking onward from the lake towards BW too me would be a eye soar.

We own at VWL, not happy about whats to come. If they moved the bungalows away from the area, further along the waterway towards FW too me would make more sense from an appealing look, but the serviceability from WL/VWL logistics would be tough. Like others have said, the pt use is beyond affordable for us, not something we would consider in our future.

Must laugh a bit.... tjkraz is dead right. Here is how you may judge this....

When you go to the MK (you likely will).... check out the ARMY coming in from the Disney Parking Lots on the "big boat". Flash - these are not Hotel Guests..... they are "the Locals". I have no hard data - but seeing this year after year? I'm guessing they are a good 50%+ of the park load.
