Will be a newbie after closing question

Okay I will have a UY of December.....so when do I pay my dues, the year ahead (Jan. 05). If so they forgot to tell me about that joke on me....I do know about closing fee......I do believe the banked points are considered a free bonus....Am I right or am I missing more

Any way I can't wait until closing is done and I am in Disney's system :thewave:

If I remember correctly they are due in December.

The bill is sent in December and the due date is Jan 15 for all contracts and use years for the year ahead. Some people pay all at once with a credit card for reward points and some have monthly payments from checking accounts.
Since it sounds like this is a resale maybe the seller paid the maintenance fee but it seems like it should have been spelled out for you. The banked points should already have the maintenance fee paid, I would think, as they would have been from a previous year.

If you are paying '05 dues, that should have been specified in your sales contract. The closing costs should also have been spelled out, and both closing and any dues you owe will be added to your cash to close at closing. You will get an exact breakdown of all of that from your title agent.

If you got banked points and there are no dues charged for those points, you got them free.

Nobody can really answer questions about what you did, or did not, pay without looking at your contract.

This information should be spelled out in your contract. Look for it there, if you don't see it, call your agent immediately!
