Why would a cash room be available but not a points room

Synopsis: Trying to add a night in a CCV 2-bedroom in September 2025 (5 months out). The days before and after are available on points, but that specific day is only available cash if I go through the WDW site. Is there a way to have DVC reassign it to points? I thought breakage rooms would only show up 60 days out.

DVC owns at least 2% of the points at each resort which they rent out for cash. Members trade points out for things like cruises & DVC rents those traded points out for cash. DVC can anticipate breakage (unused villas) more than 60 days out & rent that out.
AFAIK there’s no way to have that one night reassigned from cash inventory to points inventory.

Thanks. super frustrating since neither the day before nor the day after are available on cash - only that one day, and both the day before and the day after are available on points, but not that one day.... :sad:

In the same boat. Is there some kind of audit to make sure they are only selling what they actually own and not members rooms?
 
There probably is, but I don't think that's the right question. I think the right question is: "Do I generally trust Disney to get things mostly right." If you do, great! If you do not, you should consider selling, because there are a LOT of levers that Disney can pull.
 
Also: If there is a cash room available in a DVC resort, I think you can book it through Member Services at a 25% discount over rack, and that can be cancelled up to a week-ish before check-in. You can then waitlist the same night via points.

There is no audit I am aware of, and the issue is not ownership of particular rooms. DVD and the members for a sold out resort are combined owners of all rooms, i.e., any room you might get is also a room DVD might get to rent. It is more a percentage issue. For example, assume members own 96% of all reservation time for all the rooms. Absent any trade outs, foreclosures, or other actions that give some more of that percent to DVD (which happens often), the members for any given point in time can reserve 96% of the reservation time for the rooms and DVD 4%. If the members have booked their 96% for any given day, DVD still gets to rent 4%.

Moreover, the DVC point sale and reservation system can skew days of the week, type of rooms, and create variances throughout the year. For example, at every resort (other than CFW which has only 1BRs) studios are essentially oversold (legally), Moreover, at CCV that includes 2BRs because most of those points applicable to the cabins at CCV were sold to members buying far fewer points to just get less point-expensive rooms, thus creating more demand for those less costly rooms than it takes to fill them for a year. Result: the cabins are often open even at 60 days out while studios and even 2BRs can sometimes disappear close to 11-months out, and DVD still gets to reserve its 4% of the daily time for those rooms throughout the year. Moreover, you get times of year, like in the Fall, where member demand exceeds demand during other times of the year with the result that rooms that can be reserved by members fill quickly in the 11-month window but DVD still gets its 4% of the reservation time for the same dates. Same can happen for just a special event day, such as Moonlight Magic, where that day fills for DVC members but days around it remain open and DVD still gets to rent its share of that day to the public..

Then you have the 60-day rule where anything open at 60 days or less out can be rented by DVC. But that is not actually a 60-day rule because the statute that covers the issue provides that the developer/owner can actually anticipate, well in advance based on historical reservations, what type and how many rooms will likely be open when that 60-day period arrives and do reservations
before that 60-day period begins for rooms deemed likely to be open at 60-days out.

Try to book a standard view 3 bedroom at Aulani. There will never be a day open. Never a day. People have stayed in it years ago, but a few years ago it changed to un bookable. This phenomenon is theoretically impossible. So should we trust DVC?

I thought I read only one is declared and it’s used for marketing?
 
I don't have an opinion as to whether or not one should trust Disney. One does, or one does not. But if one does not, owning DVC is going to create a fair few sleepless nights, and there are other ways to spend your money.
 
Remember once a member does an exchange (cruise for example), member service system moves room to raise money for that DCL bill.
The system looks for rooms/times /dates that are most 'popular' /easier for a cash purchases.

So that cash room for September may never come back to DVC. Some times room that are the most expensive due to style /date helps DVC 'raise ' the cash faster.

So people do actually do those swaps thru Disney!
 
Lots do! Those on the DISboards are not typical of the owners as a whole in how they use their points.
Geez that was always the direct benefit that made no sense to me, who would swap so many points, apparently they do!
 
I have. The reason is because it replaced a Disney trip and it was easy. Now, they waive the $95 fee foe MMB so in some cases, it can make sense.
To be fair, I don't have access so I've never been able to price compare, just going off of what I've heard from others in terms of how much it was saying it would be to swap in their experience.
