why no points difference for THV or SSR 2BR

Just wondering why it costs the same amount of points for a 2BR Villa at SSR and the 3BR THV. Not complaining, just curious.
 
I would assume because they have roughly the same sleeping capacity, rather than sleeping 12 like a Grand Villa.
 
Our guide Brad said its due to approx same square footage of 2br and Treehouse. Hope this helps...Shawnpirate:
 
I think it has to do with sleeping capacity. The 2 BR's that have been built at the most recent DVC resorts sleep 9. The THV's also sleep 9. The remaining 2 BR's at SSR sleep 8.

In addition, there are 2 bathrooms in THV, rather than 3. So that makes it comparable in amenities to a 2BR villa rather than a GV.

Just went to the non-member website:

And it says the THV's are 1074 Sq Ft, so in size it is comparable to the SSR 2 BR villas which are 1075 Sq Ft.

Fortunately, the THV's have high ceilings, so I think they will feel more spacious than it sounds.
 

My impression when DVC announced THV was that they intentionally priced THV very attractively to give an added benefit to SSR owners.

Now, all the currently available DVC resorts have a truly unique benefit (and marketing hook!). IMO, those are:

- BLT: Proximity to MK and monorail, MK views, and Top of the World Club and viewing area
- AKV: Savannahs and animals, pools
- SSR: THV, proximity to DTD, golf/spa
- GCV: Proximity to DLR, and new DCA water show viewing area

As an AKV and BLT owner, we are very excited about THV and can't wait to stay there (if we can get in at the 7 month window!?!). The value for the treehouses points-wise looks tremendous to us.

Disclaimer: Some (many?) will disagree with what I see as the unique benefits at each resort. Throw out your ideas as well!
 
The rooms are small, no king bed in the master bedroom and bunkbeds for two sleeping spaces.
 
I think for a family with three kids the tree house would be perfect!!! We are going to walk over there next month and check them out! We may book one soon!!!

As much as I want to try the THV, I struggle with which of our couple friends we invite will have to take the bunk beds. :confused3

Just can't see myself volunteering for that one!

I agree. The layout is going to be Awesome for us. The kids will have the bunkbed room, Dh and I in the master and we still have room for guests in the 2nd Qn room and more sleeping capacity in the living area if we need it. We did not sleep 12 in the Grand Villa because of the layout. Either you have to make couples share a room (which is awkward imo) or single adults share a bed to fit 4 in each room.

So we only slept 2 in each bedroom of the Grand Villa, which was alot of points for 8 people but we needed the 3rd room. Now with THV we can have 8 people and 6 beds which is what the GV gave us instead of the 4 beds of a SSR 2 bed Villa. We could reserve 2 THV's and come out similar pointwise with the GV.

Definitely an awesome perk and we have our own separate house, bbq grill and large deck.

When I have that many guests, I prefer to be a little more secluded, so we are not disturbing our neighbors. I dont have to worry about who's below us or next to us either.

That's my sense too. Despite all the potential drawbacks (small rooms, bunk beds, etc.) the threehouses are clearly very popular at the assigned point levels. Some of that is undoubtedly the "gee whiz it's new" factor, but I suspect that going forward THVs are going to be hard to get for anyone who doesn't own SSR. Time will tell, I suppose.
 
Hard to get indeed. I called at the earliest time possible today at our 11 month mark and no availability for this SSR owner. Oh well, got our 2BR booked which I think will work out better for my kids that are scared of bugs lol.
