Why did my monthly dues go down but total amount went up?

Hi all, I am VERY confused by my dues. On my new statement, my dues went up about $200, increasing my dues by about $16 a month. But yet the breakdown says I am paying $8 less a month? How is this possible? Is it because I bought points last year and over paid or something? :confused3

AKV dues 2011 $439.61, paid $54.95 a month
BLT dues 2011 $693. 89, paid $51.92 a month TOTAL $109.87 per month

NOW 2012 says my total monthly debit will be $128.19 in January 2012, and $101.59 every other month in 2012.
 
AKV fees went from $5.11 in 2011 to $5.44 in 2012.

BLT fees went from $3.89 in 2011 to $4.22 in 2012.

Perhaps you only looked at the operating expense and did not add in the property taxes?

Regardless, the annual fees for all DVC resorts saw an increase for 2012.

On the statement, do they separate taxes from the "monthly debit" amount?

Did you just buy last year? What probably happened is the total you owed was pro-rated from the day you bought but they did not actually charge you until after closing, therefore they had to make up the difference by higher monthly payments. For example, you bought on 7/1, but they did not taking payments until 9/1, you would have had to pay 6 months of dues in 4 months.

Debbie, yes I did an add on in I believe March or April it ended up closing. I think you're right, that is the only explanation

That happens to most new buyers. When you purchase, you owe dues from date of purchase (not the later date of closing) to end of the calendar year. However, you don't actually make your first payment of dues until a month or more after closing. Thus, there are usually about two months accumulation while you are waiting for your first bill. Rather than give you three months at once in the first payment, they spread those two months over the rest of the year so that your monthly payment is higher than just a 1/12 share of the annual dues. Come the new year, you usually see a decrease in the monthly unless there is a very high increase in annual dues
