Why can I not buy "sold out" through Disney?

Not that I want to pay more than I can through private party, but If Disney so often excercises their ROFR on sold out properties why did my guide tell me Disney can not sell a 150 pt contract at any place but SSR?

Logic says all they'd have to do is grab the sale, do the paperwork, mark it up to $101 per point and resell. Is it just too much work for them?
 
I bought in in October 2004 and bought 200 of BWV (I could have bought 150)-- if you can't do that, it must be a change. Generally you are on a wait list for the sold out resorts----They had that much of BWV when I was looking. I bought through Disney and at that time they did not charge closing costs.

DVC sells contracts to DVC members of 25 points and up. All new contracts must start at 150 points; if purchased through DVC. You can buy a smaller resale... but may not make it thru ROFR.

I know that BCV and BWV have waitlists. I'm on the BWV waitlist. I'm only looking to add 50 points Dec UY. My guide said it may not happen this year because of the waitlists length.
 
They may not have the resort you're looking for at any given time, but you can ask to be wait listed for it. At popular resorts, I can imagine the points they buy back don't last long. Perhaps the meaning was, "we don't have anything available except SSR right now." That's not quite the same as, "we don't sell anything except SSR."
 

Unless they have changed policy (and told no one about it),information provided is incorrect. You can buy sold-out resorts through Disney. You would need to request to be put on a waiting list for a particular resort. Disney does get points back for selling again through both ROFR and foreclosures. How quickly you can buy depends on availability at the time. You will be competing with existing members who are on the list waiting for add-ons and sometimes you can get a contract fairly quickly and sometimes you can be on that waiting list for a very long time.

Note, your alternative is the resale market, including through the Timeshare Store that sponsors this site, and you would likely find what you might want quicker there.

Like everyone else said, unless they've changed their policy in the last month I'd say ask again with the tune of "not SSR...I've been told you can sell me other resorts when available" just in case there has been some form of miscommunication , and then if it's still a "no" I would phone a direct line for a manager and ask for a new guide. PM me if you would like my guide...he's great.

I guided another prospective buyer who was getting the same line despite really pushing the issue....a manager listened to her frustrations and switched her to my guide and and in the end she bought through Disney (which should be selling 150+ non-SSR to new members at $95 now) and resale.

And let me preface with I know why guides say "SSR only". That is what they need to sell. They are salespeople....

However, what annoys the @#@# out of me is that some get the "okay if you really don't want SSR we'll sell you ______" so easily and other guides say, "nope" over and over. I just hate the varying answers.

Just venting. Ignore me!!!
 
Thank you for your replies everyone! It's quite possible I misunderstood him and he said only SSR was available at this time. I am aware of Timeshare store and other similar places & have been watching their stock as well as the ROFR list. Although I know I can try and try again, it'll break my heart if my contract is taken by Disney on the first try, but I also don't want to pay $91 pp for a home I don't particularly want to stay at.

It is frustrating, If I had had a guide who offered another DVC than SSR I'd have been a bit more optomistic about dealing with Disney. Instead I got the "take it or leave it" feeling from them.

They won't do that. It's not in their best interests. And I understand it totally. But what is so frustrating about your story is that some people post that they say "will not buy at SSR.....pointe finale" and the guide gives into a non-SSR sale. Others pump and pump and the guide keeps the line and Disney loses their sale to resale. It's so funny/frustrating. And I don't work for Disney.

I like dealing with Disney directly. Many reasons. Others think resale is the best. Both are valid thoughts. It depends on your personality.

Since you are from MA, here is what you have to do.

Call Joan Lane(800-827-7158) and tell her you want to purchase 150 points at XXX DVC resort. Joan will tell you what DVC resorts are availble and what use years are available. If you have your heart set on one resort then she can put you on the waitlist for that specific resort if the points are not currently available. If the resort is available, then Joan will take down your information and send out the paperwork...it's as easy as that.

Joan is the the DVC representative serving Mass.

Joan will be glad to sell you SSR, but if she knows you want something else, then there is no mention of SSR.

I found out that doing my homework b/4 calling her worked best...I knew that I wanted VWL and that I wanted either Sept or Oct UY...end of story.
 
I highly doubt that even the statement "SSR is all we have available right now is accurate" since I thought they always had OKW points available and when I've spoken to my guide, they even had BCV and BWV in my UY (Feb.). Sounds like a sales line to me!
 
Last year our 1st guide told us only SSR was avail. @ 150 pt. min.

Spoke to 2nd assigned guide a week ago & they were still selling other resorts (if available) starting @ 150 for new contract & 25 for add-on.
 
If your guide will not sell you anything but SSR, then you need a new guide! Go the DVC website, call the general information number and then ask them for a guide that will sell you what you want and tell them what happened. From there it should be smooth sailing.
 
I asked my "guide" (the irony of that title makes me giggle) the same question and I got, "Oh sure, hey Disney is in the business of making money, if you wanna buy OKW, I can sell it to you at $92 a point, but its your loss on the 12 year difference" - That was a couple weeks ago. I think his name was Bobby- strong New York accent. Makes you feel like if you choose anything but Disney SSR from DVC than you are an idiot. :)
He also had zero. zip. nada. goose eggs. to say regarding resale. Basically led me to believe that DVC buys back every resale people bid on. The DIS has shown me otherwise.
 
Last week I called my Disney guide Jim McCoy and told him I wanted to add pts. to my BCV UY Dec. 25-35 pts. He told me I would be put on a waitlist and would not know how long I'll be there.... and guess what? I am now the owner of 35 more BCV pts. Got exactly what I wanted in less then a week's time thru Disney....no closing cost. My guide was very helpful and upfront with me.
 
My guide tried to sell me SSR and I told him I wanted BCV only. He put me on a wait list and one month later last April I had 210 points. He gets a commission off that as well but probably less than SSR.

Ask for the waitlist and don't take No for an answer. More importantly, decide what month you want since the points they buy back are for specific months. Tell the guide you want 150 points ( or whatever) with and April / May (or whatever) Use Year. That means the points are credited to you starting that month.

Buy where you want to own, it will be the best DVC decision you make during the entire process.
 
My guide (on the tour) did the same thing.."Only SSR is available at this time". We backed out because we only wanted beach club. (what can I say, DH needs to be as close to the English pub as possible :rotfl2: )

I found out about the waitlist directly thru Disney after the fact (on these boards) and I have a new contract of 150 at the BCV with March UY after about a 2.5 month wait.
