why are resales at OKW so much cheaper than other resorts?

We are looking into buying resale and I can't understand why resale at OKW is so much cheaper than at other resorts. I understand why HHI and VB are cheaper since they are not at WDW but why is OKW so much cheaper? It seems like you can get OKW for around $70 a pt much cheaper than resales at other resorts. Why?
 
OKW is a BIG resort, therefore more of it is listed resale than the others - which affects price. Also, it has been owned by some owners for 15+ years, and people's personal circumstances change over time (divorce, jobs, etc.) that they opt to sell for reasons other than dislike of the resort.

We took advantage of buying it resale for my first DVC contract, and we have no regrets. We love the place - as do many OKW owners. We've stayed at all DVC resorts but BWV and HH, and we all prefer OKW over most of them. The rooms are big and the grounds are very large (which some people don't like, but I do) and lushly landscaped. The place has multiple quiet pools which is great for us as we don't have kids and we really like the quiet pools.
 
I am looking at add-on contracts, and frankly even at $70/pt, I am better off through Disney because Disney is selling the OKW contracts WITH extensions, and most of the resales are without extensions. By the time I factored in closing costs, if I choose OKW for my add-on, I'm going through Disney. Disney's OKW price right now is $101.
 
Another thing to keep in mind is that OKW and SSR are not attached to an existing Hotel and you can not walk to any park. BWV & BCV allow you to walk to Epcot and MGM and are connected to hotels. VWL and AKV are also connected to hotels but do not allow you to walk to any of the parks. All four offer multiple dinning and entertainment options through the hotel that you do not get at OKW or SSR. However, some sections of SSR are close enough to DTD that you can still get multiple dinning options with in a short walk.

Finally, remember the size of the resort. OKW and SSR are very large. This means they have the most members and thus the most resales. The laws of Supply and Demand apply.

With all this said, we love OKW. I actually think that it is very relaxing. Large patios / decks, larger rooms, soft colors, quiet pools, no shared buses, etc make it a very nice place to stay. You should try to visit each of the resorts to be sure you buy the one best for you though. Keep in mind that a few more dollars a point really makes little impact in the long run so if you prefer BCV, then you should purchase BCV.
 

I think I look at this as OKW has been around the longest. Many of the members selling points just may have bought in at $50 a point and $70 a point makes a quick sale and a nice profit.

When I sold two OKW contracts recently, I didn't list my anywhere near $70 a point and got my asking price on both of them.
 
Some people do not factor in their cost the number of points required to stay at a resort. Not only is OKW cheaper resale it takes less points per night to stay there.

BCV, VWL require the most points to stay per night and therefore require more points when purchased
 
We bought in through a resale at OKW. We originally bought SSR, but when we came home we had to cancel due to a merger and possible job loss. As soon as we could though, we decided that yes, we really did want DVC, and we bought an OKW resale. We got more points for less money and have never, never regretted it. We love OKW. We are staying at all of the resorts just to try them, and so far we have stayed at SSR, VWL, AKV, BCV, and OKW. We STILL prefer OKW. Since we originally purchased, we bought 100 points at AKV because the hotel is so wonderful. We were disappointed but are anxiously awaiting the new section. We opted not to add the extension at OKW because we are in our mid 50's. It would've cost 3000.00
 
OKW was the first DVC resort.

so many of got in in the $50's and low $60's. - so selling for $70's is a good deal.

why are there so many - like SSR - OKW is a big resort. so there will always be some selling - divorce, death, loss of job - etc.

we also got those free tickets - oh how I miss them....

anyway OKW is a fine resort - it main problem is it size. Plus the other DVC resort - VWL, BWV and BCV - are much, much closer to a theme park. being close to a theme park increases the value for resalers.

OKW, SSR and AKV - you have to bus to all the theme parks.

why so much selling - well I was going to sell my oKW - til my brother got very upset... so right now kepting it.

why - the new BLT @ CR. Bay Lake towers at the Contemporary....

if you love the MK - and many of us original owners do - then owning at BLT will be pretty wonderful!!!

Yep. Generally, it's about 25% cheaper in points than SSR, and 40% cheaper in points than the other WDW resorts. I was looking at a 5-night stay in a one-bedroom this morning and it was 100 points for OKW, 125 for SSR, 130 for AKV, and 140 for VWL, BCV, or BWV. That's a big difference. But keep in mind that you don't have to own at OKW to stay at OKW.

The annual dues (maintenance fees) are also lower than most.

Not a bad deal for our favorite resort!
