Why all the BWV Resales

I was just looking at the DVC Resales. I noticed there were 4 or 5 for the BCV, but I couldn't believe the amount of BWV I saw. Whats going on?

great question! I'm an SSR owner who wishes that I had purchased BWV. I love it there, will be staying there again this June, and will probably buy a contract via resale pretty soon!

I own at AKV but also love BWV. I would have bought BWV resale but I got 9 years longer with AKV. I am content making BWV resies at the 7 month window if I can get them.

Just speculation here, but maybe because BW was the second resort up for sale, so the points at buy in were priced low in comparison to todays prices. With the economy the way it is, if BW owners need to sell off assets they'd still stand to make a profit, perhaps they figure now is the time?

I think its actually BC that is out of line. BW doesn't seem out of line at all compared to OKW/SSR or VWL.

BCVs has a waiting list for points through Disney. There is more demand for those points than points available. So when decent contracts show up on the resale sites, they move pretty quickly. The BC contracts out aren't decent - therefore they are available. (pretty stripped on Tom's site). BWV owners - and VWL owners and OKW owners and SSR owners - we are stuck with the resorts that sell slower for a little less.

We had the same question about SSR not too long ago.

I pretty sure that at one time or another we've had the same question about all of the DVC resorts.

I don't think anything special is going on - and even if there is, the data gathered from one resale website at a particular moment in time isn't sufficient to come to any valid conclusions. Fun to speculate I suppose.

Many here have bought using the Timeshare Store (myself included).

Last August, we bought 200 pt BCV Dec UY contract that was not stripped. We had something like 75 2006 points left plus all 2007 and so on.

We could have bought another resort for less $$ but we really wanted BCV

I understand that Disney has offered owners of OKW an extension to their contract expiration in 2042. If BWV was the second, I wonder if they (Disney)will offer the same contract extension?

As a BWV owner I'm wondering the same thing. I hope the extension goes well for Disney and they extend the offer to all the DVC's

I am on the fence between buying a resale BWV selling in the $80's or waiting a year or so for KT. KT will be pricier but have about 10 years longer than BWV. Then again in a years time I expect the same extension offer at BWV as the offering at OKW. I am a firm believer in the adage buy where you want to stay, my problem is I like both (even with KT unseen).

This really bothers me. We have been to WDW for three years in a row, and I'm finally thinking to buy into the BWV. This is by far our favorite resort (next would be the BCV). But from what I've read about people recently staying at the BWV, the rooms need a MAJOR renovation, and updating. I also noticed this, especially in the bathrooms. I know its alot of work to keep the rooms fresh and new, but when your charging $400-$500 a night, you NEED to keep the rooms new and fresh. Remember, this is one their "premier" resorts, and should be treated this way.

Saying this, I have to say that the grounds are kept absolutely beautiful. Everything is pruned and mowed perfect, and looking pristine.

My question is this- If I buy into the BWV now, and they (WDW) decide to do a major renovation, are we charged a surcharge for our yearly dues? If so, is it based on the number of points you have?

No, part of your dues every year goes into a capital fund that pays for renovations, there won't be a surcharge. There is the opportunity in the contract for a surcharge if the resort gets a lot of damage - when VB was hit with a hurricane there was some speculation that DVC would surcharge VB owners - they didn't however.

Someone did a wonderful calculation recently where they adjusted BWV dues for the availability of standard view rooms. Once adjusted, BWV came within spitting distance of BCV for dues. There is also an issue with how Disney allocates transportation costs among resorts - the upshot of that is that BWV owners pay slightly more per room for bus transportation than the other DVC resorts due to how bus costs are allocated out.

Our last room was the best maintained and least in need of renovation in six years of ownership. But, I would really encourage you to try a DVC stay before buying. Even in our "pristine" room, I don't feel like DVC rooms (at least at the Boardwalk, which is where we've always stayed) are equalvelent to the quality in the Deluxe rooms (in terms of furnishings and bedding, etc). The quality of the furniture at SSR is rumored to be much higher (I think they went with the Thomasville brand), but SSR as a resort holds little interest for me. DVC rooms simply get used more and harder than their hotel counterparts - occupancy is higher, DVCers cook in their rooms, DVCers probably spend more time in their rooms (i.e. at least we all seem to claim DVC changed our commando touring patterns and we use our rooms for more than showers and sleep).

CRISI- Thanks for your input on the dues. We stayed at the BCV in 2006, and the BWV in 2007. We haven't stayed in a regular deluxe room. I like the concept of having a separate room from the living area. We really like the atmosphere of the Boarkwalk over the Beach Club. I don't know- I still have some thinking to do.

I'd note that as short as six months ago, you'd have thought that BCV was part of the Chicago ghetto from descriptions and room reports. Dirty carpets, holes in the walls, moldy bathrooms. Suddenly, BCV seems to be off the hook for room reports. And just as suddenly, BWVs seems to have taken its place as the DVC ghetto. Its a cyclical thing, with each resort taking its turn as the whipping boy for service issues. My own experience is that I've never had a perfect room (every room we've ever stayed in has had a drawer issue - off the tracks, broken hinges or missing pulls - drawers and cupboards are my DVC curse), but I've never had an unacceptable one either.

I think half the problem is that people do not treat the rooms as if it were their own home.
