We are pretty sure we are going to buy... But WHO do we buy from? We love VWL - but the thought of buying BLT with the extra years on the contract is very appealling as well.

Can you give me reasons to buy from one over the other? I just don't know and can't decide which route would be better... for us.
 
I was in the same situation with you. I have been waiting for BLT for years and now that its here, it is where I want to be.

However, I am not in the position to take on the cost of the 160 point minimum (soon to be 200) through Disney so I just put in a bid for a small resale VWL contract (50 points) through the Timshare Store that I can afford to pay for in cash.

Once I am a member, I will then be eligible to add on at BLT with only 100 -125 points, which I plan on doing in August when I go on my trip. I will be financing this through Disney but will be able to take that on in 7 months.

I figure that this way, I get in with a cheaper start up cost at a resort that I like, get points at BLT within the next year, and then in a few years, if I don't need/want the original VWL contract, I will put it back up for resale to recoup some of my original money.
 
if you want to stay at VWL, you really should buy there (either directly from DVC - faster but more expensive - or from a reseller). OTOH, VWL will expire in 2042 regardless, so only you can weigh those extra years at BLT...

here is a comparison of resales vs. direct, as stolen from DVCMike:

Initial Purchase from DVC

  • You can get the exact number of points that you want (although you must buy a minimum of 160)
  • Faster than resale (you will be in the system and have your points and be able to make reservations much faster than resale)
  • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
  • More expensive cost per point than the resale market
  • You can finance through DVC, and Disney doesn’t report the loan to credit reporting agencies
  • You can pay with a Rewards credit card and get points/cash back
  • The full set of points you buy will be available immediately, versus a resale contract which may be “stripped” of points.
  • If you don’t want the resorts they are currently selling (AKV/BLT), you may have to do some firm talking to a guide to convince them you really want an older resort.

Initial Purchase via Resale

  • You may not get the exact number of points you want
  • You can purchase fewer than 160 points for your initial buy-in to DVC (Disney won’t let you buy fewer than 160 points - except for a recent deal at AKV).
  • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
  • Disney may exercise ROFR and you may lose the resale and have to start all over (When buying resale, one of the potential pitfalls to try to avoid is making an offer that will cause Disney to exercise it’s Right of First Refusal)
  • Resale is typically less expensive than buying from DVC
  • You can’t finance through DVC, although most resale brokers will recommend a finance company
  • A resale contract may be “stripped” of points where the user has used many of the current year’s points, and may have borrowed some or all of next year’s points. Just be aware of “stripped” contracts on the resale market.
  • Easier to pickup large point packages at any of the older DVC resorts.
 
Just passing on what my Guide told me yesterday. If we want to buy directly from Disney for BWV, BCV we can and he said he does think they will be allowing an extension on those properties they way they did OKW.
 

your correct you can buy bcv, bwv thru disney but your paying over $100 a point, i don't remember the exact price is around $104pp

But, if you buy it thru resale is less per point.
 
Would have to think that at some point in the near future DVC will start offering extensions on other resorts. Now whether this is a good deal or not remains to be seen. Typically you never really get the best price the first time something is done, and I would imagine there will be lots of opportunities down the road for additional extensions.

While I look at the differing expiration dates (2042 vs 2054/57), I can't believe that in 10 yrs DVC won't allow people to purchase an extension. Just my 2 cents.

Based on the flood of resales hitting the market, and the frenzy of sellers to lower their prices to possibly get theirs sold first, you should go with a resale. If you want extra years, buy a SSR resale.

The point charts for BLT are out and it's high for all categories of rooms in comparison to elsewhere. You can buy more points at any other resort going resale and use them at BLT at 7 months. Now, before everyone jumps up and says how you'll never get reservations at 7 months, it's not true. We've stayed at every non-home DVC resort and never had a problem making a reservation at 7 months - and as little as 2 months in advance.

If you must stay at BLT every stay, then yes, buy there - you'll need to purchase more points and they are more expensive points. If you buy at one of he properties through resale, for the same price as what you'd pay for BLT points, you can get much more and still stay at BLT periodically, but maybe not always.

What months is the travel that you book in 7 month window ? I want to get an idea of the 7 month window posibilities.
 
For us resell was the way to go, at the time saved $20.00 a point and got the previous years banked points as well. Had to pay the closing cost but still saved some $$ by using resell. pirate:
 
We went through resale with Timeshare Store, it was a very long, stressful process as I remember, but we saved a few dollars, and overall were very satisfied with the process.

Benefits of resale- save a few dollars in the initial sale.

Downsides of resale- much longer process, have to pass rofr, beware of stripped contracts.

Benefits of Disney- Nearly instantly in the system, little to no wait. Incentives sometime make buying more beneficial than resale.

Downsides of Disney- often more expensive.

my friend bought a resale contract with points banked already... so he you can always look for that instead of stripped contract.
 
Is it possible that a contract advertises that they have banked points and the such and then when you get the contract that is not true? My DH is very worried about that. Does the Broker check on the accuracy of the contract?
 
I think I have seen people on the dis reporting this happening Cmbar. I think its critical to go with an resale agency with a good reputation to avoid this very thing.

I bought resale through Jaki and ****, and asked this very question. Not only do they get the print out from the owner at the begining of the process, but they also check the point status the day before closing, to make sure everything is kosher.

I would bet my bottom dollar that the timeshare store also does this as well.

Make sure you ask your resales broker this very question, and find out the proceedure they follow. You dont want any suprises.

We got a great BCV contract with almost a full years banked points and they were superb people to deal with. And that was me buying from over the pond in Scotland.

Can't rate them highly enough.:worship:
Having the banked points has set us up nicely for a few years.
 
I also have no reservations in recommending Jaki. She is fast, accurate, will always return your calls, and she will accept a lower price to present to the seller to try to get a better deal for you. I contacted her once to buy a contract, told her the one I wanted, and to offer a lower price with 1/2 the dues and closing costs, and the next I knew, everything was done! Granted, I didn't get dues and closing BOTH, but I got more off on points, and I hadn't planned that. I think I was done and thru closing in 4 or 5 weeks. If you have cash, this can be a good way to go. Now, if you need financing, you will need to go thru Disney, and they will give you this year's points, and a cut rate on dues. Usually things work out to be about even, but if you have the cash on hand, you can pick up a contract with banked points that can be a real bonus. On our contract thru Jaki, we got current year's points, and a year of banked points, and only 5 months to use them, so we rented all our points that year, 540 points, so we got $5400 from that, a real windfall.:woohoo:
