Who knows about replacing flooring?

We are getting ready to build a house and need to do some updating to the one we're going to put on the market.

Our living room is an addition that probably wasn't done spectacularly. This is most evidenced by the fact that, in some spots in the living room, the floor sinks in a bit.

We need to replace the carpet (a not-so-well-trained dog's doing), and we figure we might as well redo the flooring as well. We need to put in a subfloor. For those of you home repair folks, what would you expect to pay for materials? If we hired a contractor, what would we expect to pay for them to do it for us? And last but not least, what time frames are we looking at - could this be done in a couple of days by people who know what they're doing, a day, or a week?

The room is about 25 x 12.

are you going to strip down to the floor joists or just veneer over the existing floor?
 
DH removed the old subflooring & attached asbestos tiles from our kitchen floor when we moved in. Then he put down a new subfloor prior topped with peel & stick vinyl tiles. That was about 15 yrs ago. I think he did the entire floor in a weekend - maybe a 3 day weekend. Our kitchen is 12 x 12.
 
We took out old carpet on our old house and replaced it with hardwood (oak) floors. We removed the carpet but they guy that did the floors tackled the sub-floor. He took off one layer of subflooring and added a different layer to make the finished product even with floors of in a different room. He then installed the oak flooring in our LR and DR, living room was 14x24 and the DR 10x12 or so ( it had an unusual setup so that is approximate). He also sanded down two other rooms and a hallway that had oak floors, refinished everything and we ended up with the most beautiful oak floors for about $5600, including everything.

One of the rooms we had intended on just recarpeting until we found the oak floors under this really ugly carpet. The quote for middle of the road carpet for that room, installed, 13x14 room, was about $600, to refinish the floor was $650, kind of a no-brainer on that.
