Which would you do buying resale or through disney?

Like to see Buckeye fans on this board and I completely agree with you. After our last trip we really like the convenience of the Boardwalk and are seriously thinking of adding some more points there. If we do it will definietlly be through resale.

Funny, but DH and I are total opposites. I like the condo-style resorts, and he likes the hotel-style, so I look for us to eventually add on at either BCV or BWV. I probably lean toward BCV, but given the resale prices between the two and the fact that we really enjoy them both, I'm sure BWV will win in the end.

Our first buy was with DVC direct,Our last buy was resale. what a difference in price. if I add on again it will be resale.
 
One quick question on topic....
If you buy resale, are you then finishing out the other persons contract? For example, if they have only 25 yrs left at their resort, do you pick it up from that point or do you start with a fresh 50?

You are finishing out the life of the existing contract. You do not start fresh with a new 50 years.

Thanks!!! I've actually been a lurker on here since we bought last year (GCV). My better half is the professional when it comes to DVC, I just try to get my questions answered here (w/o looking dumb in front of her:laughing:)

So, I guess the determing factor is how much time is left on the resale you buy? We bought new and are very happy.....so is our daughter knowing she'll be using it long after we're gone.

I lurked on the boards for years until I actually started posting as well. We just joined last June so I started posting more then. Although I still read more than I post.

A factor is definately how much time is left on the contract. For some people the shorter time frame works better. We preferred the longer contract so our kids could get more use of it as well. I have listed the end dates for the DVC properties just in case you didn't know.

By the way LOVE the Villas at the Grand Californian we stayed there last July and it was simply amazing!

We were at Disney awhile back and one of those who just didnt know any better. We almost bought Direct through Disney but at the last second decided to go home and research it more. Thankfully came to Disboards and read about resales. Too bad we got home from vacation on the 21st of March just missing the deadline but I dont think it is something that we will miss anyway. We are currently attempting to buy a resale contract and it has gone to ROFR so we begin the waiting game.
 
you have to understand that the resales are priced way too high now that disney has devalued them. disney has the right to change resales so you can only use them at the resort you own and they can change the booking window for resales.:scared1:

And they can do exactly the same thing for direct purchases.

The only difference between direct and resale purchases is that direct purchasers have a few benefits of debateable value FOR RIGHT NOW. Those could go away tomorrow with one swipe of the Mouse's pen.
 
I would say 95% resale.. But the catch would be the cost diff.

It would depend how much diff it would be.. at less than 20$ diff pp I would go direct, if more I would go resale. I fully loaded contract would prob, change my est amount pp diff.

If they offered extended contracts ..say BC years, I would buy in 4 seconds flat direct. .. They have this option to buy some contracts and extend, but maybe they will let them expire and raise the point charts..

I think it also depends on the number of points you're buying.

If you're only buying a little 25-point add-on, then $20 per point is only $500. But if you're buying 200 points, it's $4,000 more...which is quite different.

That difference is also compounded if the buyer is financing because they have to pay high interest on the much higher price. The interest on $14,000, instead of $10,000 is quite significant.

i dont believe they will do it for direct. They just stated direct sales are up that is why they are limiting resales i believe they will continue to limit resales

It doesn't matter what any of us believe. What matters is that prospective buyers - direct or resale - need to understand what their purchase guarantees them, and what is not guaranteed.

And precious few things are guaranteed -- primarily the ability to use our points at our home resorts only, subject to availability; and, as long as our home resort is part of the "Club" and booking at other club resorts is allowed, we are guaranteed at least a one-month booking advantage over non-home resort owners. If you find something else guaranteed in your purchase agreements, please let the rest of us know!

I did not believe DVC would give us a $100 discount on AP's...but they did. I did not believe DVC would change the banking deadline...but they did. I did not believe DVC would limit us to only one transfer into OR out of our account per year...but they did. I did not believe DVC would prohibit us making last-minute reservations (last 4 months of our UY) at Disney Collection resorts...but they did. I did not believe DVC would give us free highspeed internet connections...but they did.

But I do believe that DVC will continue to adjust benefits and perks as they see fit -- sometimes in ways we like, sometimes in ways we hate. They have virtually unlimited authority to change almost anything they want -- regardless of how you buy your points.

Instead of relying on the slick sales spiel of a timeshare salesman ("I'm going to GIVE you this year's points!" :dance3:), prospective buyers had better do their own research and really understand what they are buying...and what they are not.

The only reason that Disney changes the rules is to benefit Disney, not the Members. The reason they are trying to crush resales is because they don't make any money from them, period. They don't care that Members may get upset because after purchase our contracts have little value on the resale market because that only make money selling, not supporting the membership.

As far as perks, the only perks that we see are the ones that cost Disney next to nothing. 95% of the dining discounts come restaurants not owned by Disney and the AP discount costs nothing, plus Disney knows that DVC AP users don't visit the parks everyday once they become seasoned. The free internet connection doesn't cost Disney today what it cost 10 years ago, technology has forced the cost down. I am sure that we pay for it in our dues some how anyway.

All of the perk smoke and mirrors is for the benefit of new buyers, there isn't any reason to provide perks to the existing membership.

I will buy resale next time. BUT I will buy direct IF they build DVC in GF AND I have money at the time they start selling it. Otherwise, I would also wait for resale on that one.
 
I'd say it can depend on what your near-future vacation plans are. If you are a new prospective DVC member and are planning to visit WDW in the next 3 mos, the difference in buying direct (and being able to book immediately) and resale (and having to pay for in-resort accomodations while waiting) may be not that much depending on where you buy.

If you aren't planning to visit soon and you don't value the added options buying direct currently provides, then resale is probably the way to go.

It would be very hard to feel sorry for anyone who based a 50-year committment on their vacation plans for the next 3 months.
 
FWIW, I too would buy resale. When/if disney opens the much speculated and rumored DVC at the DLH it will be very hard for me to resist, but I will probably try and wait and by resale. Although, I am wondering, even with the changes if resales of new resorts would still have the deep discounts of other resorts.....I guess I should check up on Alauni for a comparison.....
