:) After reading all the posts, and thinking about it. I would do the 1br/1 studio at SSR, then try for the same at BCV at 7 months. I would skip the treehouses this trip--it just seems a tad too small.

Enjoy the THV on your own sometime. I just think they seem secluded (which I know is the point), and the other family may want to see a bit more activity. JMO.
 
I agree with booking the treehouse at 11months.

With boys of that age, they may actually enjoy BCV, or even BWV. It wouldn't hurt to try to switch to either at the 7mo mark.
 
Definitely book something at your 11 month window. F&W and MNSSHP make October very popular for DVCers.

If you're thinking essentially a 2 BR (1 BR with separate studio), then you'd get 2 beds (king in 1 BR and Queen in studio) - that would accommodate the 3 adults. Then you have the 4 kids. 2 would share the sleeper sofa in the studo and I assume 2 the same in the 1 BR. The 17 year old may be less than thrilled, but I did this until I was 26, then I finally said no more.

In the THV, you'll get beds for 5 of you, unless your best friend shares with her youngest, then 6. That would mean you could take the master, BF and youngest in 2nd BR, 2 in the bunk beds (3rd BR) and only one on a sleeper sofa.

I'd go THV as with all kids under 21 and all but one not able to go it alone, you likely won't be hitting F&W very much anyway.

We are not a fan of split stays (too much packing) and planning a family stay (7) at the THV and think it would be really cool. We could do a 1 br or 2 studio, but THV looks just really cool. Plus, it is a short walk to the grandstand area for the first set of buses, private pool, or walk to DTD for some fun.
 

BCV.
Not only will the kids love SAB, they will love the quick access to 2 parks! Pop over to Epcot for a quick ride or two (walk just 5 min, not an hour bus trip), then hang out at SAB for the afternoon, then hit Hollywood Studios for the thrill rides.

Plus, the best way to get Toy Story FP is first thing in the a.m. From BCV, just a quick boat ride, no bus headaches like at SSR.
 
Thanks for all your comments and votes guys. Having looked at some more pictures of the Treehouse Villas, the second and third rooms seem awfully small. The more I think about it, the more I don't think it will work for us all on this trip. I even think our family will end up booking a 2-bedroom since DH and I won't want to give up the master and DS will be too young to stay up until the adults go to bed so will be better off with his own room.
