Which is better for a first-time owner who won't use their points one UY, Renting or Transferring?

Hi all! So I won't be using my 2022 points this year and want to either rent or transfer points; however, it would be my first time.

Would it be better, as a first-timer, to attempt to transfer all available points to a recipient since:
  • the recipient would then "own" the points and they can complete their own reservations without my being involved?
  • and the owner would not have to worry about the recipient cancelling?
I would, at least as a beginner, like the easiest way to manage my points--then once I get comfortable, I can start renting out points via individual reservations. At least, that's how I think it works. I tried reading about the differences between renting and transferring but it all can be a bit confusing.

I'm a 20+ year DVC owner, and I rented my points for the first time last year. I had to make the reservation on behalf of the renter. Those reservations showed up on my dashboard. I used the DVC Rental Store, and they were wonderful and easy with which to work.

If you won't want to rent them, are you still within your banking window? Bank them for next year.

IMO, the easiest way is to find someone who will take them all in a transfer. You can only do one transfer a year so you will need someone who wants all of them if you only want to transfer. Then, as you stated, they are now the owner of those points and you don't have to mess with reservations, cancelations, modifications, etc.
 
I think renting is likely more advantageous to the owner only becasue the owner retains control of the reservation in case of non-payment. However, it also involves making the reservation, and seeing if there is availabliky, which means the owner may need time to do so, if the dates people want are very popular.

With a transfer, it is a done deal once the transfer is made, the original owner no longer controls t he points, but just in case the receiving owner doesn't pay, there is no recourse. Most people will to do a transfer require 50% to 75% to be paid prior to the rtreanser, with te remaining balance due upon completion, so they at least have some income generated before the trransaction.

Unfortunately, Bay Lake Tower doesn't seem to have much demand as the currently available matches are rented at a big discount at $14/pt rather than $18/pt, even if it's within booking window. Hopefully a better match will be able to be made!

IMO, the easiest way is to find someone who will take them all in a transfer. You can only do one transfer a year so you will need someone who wants all of them if you only want to transfer. Yes transfer definitely sounds the easiest. I just don't know the etiquette about payment. Like if someone gets all of my transfer, I would think that, since they will then control all points, they would have to pay 100% up front. I will probably still need a transfer agreement. Like I would be afraid that a particularly mean individual would pay up front, get the points, then initiate a refund process with PayPal. I don't know how PayPal is these days but in the past, I heard they tend to side with the buyer. Thank you for your input!

But in terms of collecting money, I would have thought that 100% be paid up front since I would be transferring the points into their control right off the bat. Like the buyer would have an easy out to recoup what they paid if I were to not complete the transfer via the PayPal dispute process. Thank you for your input!

Because we are not supposed to be receiving money for transfers…since points themselves really have no value…DVC isn’t going to get involved if there is an issue.

They now require the three way call which isn’t as easy as it used to be but I get why. Some do the payment differently, but I wasn’t comfortable with that.

I never had a problem, though, finding someone willing but that could be because what I charged was less than going rate…

Because how many people will pay for something in full, when the person may be posing as an owner, and not actually have any points to transfer? Generally paying half gives the owner a near break even on the points, and the person receiveing the transfer has confidence that the transfer is legit. There are two sides that need protection in transfers.

“Technically” I don’t believe you’re not supposed to receive compensation for transferring points.

Correct. And the reason is that points, by themselves, have no value unless tied to a reservation.

And, because of that, DVCMC won’t get involved with issues, but could be why they now require a three way call,

I'm not sure if you intended the double negative (which would mean you believe you can receive compensation). But, the Home Resort Rules definitely forbid it in Pargraph 6.j, which states:

Club Members are expressly prohibited from receiving compensation for engaging in any Transfer activity.

My original post stated it as a matter of fact which I was 99% sure was correct, I didn't have the time or inclination to dig out my contract to verify so added "I don’t believe". I should have proof read after making the change, unfortunately I didn't.

I did a transfer in with another disboards member last year that had a creative solution to this problem. You have to do a 3 way call to member services to get the transfer done. We did the three way call, and then there comes a point in time where member services asks for a final confirmation from the seller that the transfer is correct. At that moment the seller says “hang on a minute let me double check.” I am texting the seller at the same time and at that moment hit send on my paypal transaction, he gets immediate verification that he got the funds, and then he said to member services “yup, go ahead.” It was a bit awkward but it worked. I guess there’s still danger there for the buyer, but at least I know that he has the points to transfer before i hit send on my payment.
 
I've received many transfers and we've done the 50% payment up front, then made the transfer and then sent the balance via PayPal. In one case, I paid via check(s) because we were transferring 2 years for a large trip and we did the transactions a year apart. Now, I have a "regular" member who I deal with and we have established a mutual trust so we are more flexible with the payments. I still insist on sending at least half (if not all) of the payment before we make the 3-way call to MS, but I trust her completely. We've had issues in the past (MS tried to transfer the wrong points...they were banked, and banked points can't be transferred!) so I would want to make sure I "know" the person I am dealing with.

As an owner who is transferring out their points, I would think that a 50% down payment before doing the transfer is completely reasonable. Any owner who receives a transfer and then walks away without paying a balance deserves to be called out on social media as a "scammer" the way other owners do when they "scam" renters. It's stealing and it should be treated as such. Fortunately, I have never heard of it happening here on the DISBoards, which speaks volumes about the integrity of our members here:thumbsup2

I, too, would like to get full payment up front--I guess that would make me feel the most comfortable but I also understand it's a two-way street. I guess I'd have to get to that road when I cross it to see what I'll do.

I was also looking at intermediaries like DVCRequest and DVCRentalStore. One thing I don't yet understand very well is the commission structure. Based on the intermediary contract I received from DVCRequest (which I haven't yet signed), they charge a $5/pt commission. I've been trying to find something on DVCRentalStore about commissions but I am unable to find anything on it, even in the contract--unless I am just missing something.

I have a feeling it might be a little bit difficult to rent my points on either site. For example, on DVCRentalStore, theres several "Unclaimed Listings" for my property that's still 7+ months out but they are being offered at only $14/pt, which seems pretty low.

I know some reddit subs that deal with swapping stuff like toys or computer goods have pretty massive lists of scammers that they display to others to warn. Reddit is a different beast though--I'd imagine most on here would be legit.

David's (https://dvcrequest.com/) is pretty clear about what the Guest pays and what the Owner gets.

DVC Rental Store (https://dvcrentalstore.com/) does mark-ups on confirmed reservations, and mark-downs on some rentals where the Owner makes the reservation specifically for the Guest. If you want to know what their commission is, it takes more effort to figure it out.

I had the benefit of being a moderator here so that probably did help when I found the other owners via DIS

I only transferred a few more times outside of this site, but my email “contract” said that if the points were not received as agreed, I would refund the money.
 
Unless this is specifically about gaining some money for a lost year, I would bank them. That's the easiest!
The big problem with this plan is that once the points are banked, then you have to use them on either a longer vacation or a vacation in better accommodations. And we all know that just leads to addonitis and the purchase of more points. :scared:
