Lindfields is in a good spot, but is an older complex, so choose your villa here carefully. Most are kept in excellent condition, but it pays to do a lot research before deciding. The best thing is to get a personal recommendation if you can. You are quite right, the choice is almost endless!
The nearest Villa complex to Disney World is Formosa Gardens. Lindfields is not that much further up the 192. There are also a HUGE amount of complexes on US27 (the highway that runs north/south at the end of the touristy 192). Going south here you will find Davenport Lakes, Florida Pines, Polo Park, Westridge, Highlands Reserve and Calabay Parc to name but a few. All of these are fairly new developments (around 5 years or younger).
We have stayed on Highlands Reserve twice at the same villa and found this complex to be quiet and very picturesque as well. Its set amid a Golf Course and woodland and you really could be miles from anywhere. It takes about 15 mins to reach the nearest Disney park from here (Animal Kingdom).
My advice would be to have a look on a site like Orlandovillas.com and see what you like. You can contact the owners direct and most have their own websites, some with "virtual" tours of the property. When negotiating a deal, make sure you clarify EXACTLY what you are getting. Dont assume for example that the Villa will be 15 mins or less from Disney...there are complexes that are 20 miles or more away. Check that it has everything you need...most have pools, but check on hot tubs, pool tables, PS2's for example. If you require cots or highchairs, see if this is included (it often is).
With proper research then you should easily find something you like in your budget.
