Where to find what contracts have actually sold for?

Full confession: I do not love the decor at BLT, and I am an owner there. However, you know the first rule about real estate: Location, Location, Location.

It's funny, my wife and I were looking at BLT because it was inexpensive and accessible, and for a while hunted for a good contract. We live in a newer apartment complex in a big city, and in looking at pictures of the 1BR BLT she pointed out how their kitchen and layout is very similar to our apartment.

It was a glass-shattering moment. No more BLT! Polynesian it is. Turns out, we don't live in a South Pacific cabana, so that'll do nicely for vacation. And it works out better, since we don't care nearly as much for Magic Kingdom as we do Epcot, and it's walkable to the TTC monorail.

I'm like more of the natural wood/metal/modern with some traditional elements. Confused? Yeah...it's supposedly called transitional. I felt the same way about CCV and BRV. We live in a wooded area, so "staying in the woods" doesn't appeal to us. I totally get it!

It’s been almost a year since we bought out last BLT contract. At the time the prices were around $120- $130 pp, we found a contract listed at $107 (it was big at 360 points) at Fidelity. We offered 100pp, and got it and it did clear rofr.

Not sure if that helps or not but we did have some luck buying under what was considered market value at the time.
