When will the first BLT show up on TTS for sale?

When do payments begin? I suspect it might even be before that. :surfweb: [Lying in wait.]
 
Payments start Feb 1st 2009. Points cant be used til Sep 2009.

You can sell as soon as you are closed so Im sure there will be listings.

Alot of personal reasons to sell. Why are looking to pick up a resale?
 
Let's have some input/guesses! I remember AKV wasn't too long, it was as if some bought to profit off a resale and just flip the contracts.
 

In the middle of this economic situation it could be as soon as the end of next year or beggining 2010.

I think you will see the first resale before the resort even officially opens for stays.......

By spring there will be thousands of BLT owners (5000? 10000?) It should come as no surprise that some will lose jobs, divorce, have a death in the family, etc. Good economy or bad, it doesn't take much for a handful of contracts to show up.
 
February at the latest. To be honest with you, I'm surprised we haven't seen some already. Economy aside, often folks just change their minds after it's too late to back out contracturally.

Economy taken into account, I'm really surprised we haven't seen some already especially given that sales started just about the time things started to tank publically but we just didn't know how bad it really was because it was so early.

IMHO, it would take more than buyer's remorse for contracts to appear that quickly. Sure, I bet some do regret the decision after the 14-day window has passed. However, when presented with the realities of the resale market--namely that you won't get the full developer's price back and brokers take at least 10% in commission--I suspect the vast majority simply come to terms with their decision and move forward.

My projection was based on buyer's remorse AND the state of the economy (which I said above) in the Jan-Feb timeframe. Sadly, some people will have to cut bait. Wait and see. I'm a marked man. ;)
 
With the stock market charging through new multi year lows, I think we will see at least one new BLT resale listing on TTS tomorrow, Friday, Nov.21st!

This is a serious situation, folks! :scared1:

Yep... I think you are right.
 
I would agree "buyers remorse" can be a very powerfull driver to sell out, even at a loss! I suspect it will be much sooner then later, ALOT of die hard fans bought into BLT 1st, I suspect you will see some sales from the not so die hard fans, occassional visitor, very soon. UNFORTUNATELY for them, but for those resell fans it will be a feeding frenzy and WE ARE HUNGARY:thumbsup2

I would also expect that TTS has a running list of people looking certain resorts at certain price points. They are, after all, in the business of finding buyers too. ;)

I suspect that many contracts are sold and bought that we never see in the daily e-mails like we get from Jamie @ TTS.

We'll likely never really know what the actual date was until there is enough saturation of the marketplace beyond the buyers that TTS has a list of ready and waiting to scoff up any BLT that comes along.

Wonder if we could watch the Orange Co. Register and tell what's coming from resale and what's coming from DVD? Is it searchable that stringently?

There wasn't one on TTS when I checkd yesterday.

Regarding picking up resale points: I'm keeping my options open and an eye on what's out there. I think if/when the market is right I would like to get some BLT points. Whether I buy resale vs DVC directly will depend on cost -- taking into account incentives.

I believe that over the next year the cost will come down rather than go up.

DVC is counting on the mouse's magic to boost sales:wizard: , but I don't think it will be powerful enough to counter the villain economy :scared1: , at least not during all of next year.

Who knows what will triumph in the end?
