When are "sale pending" listings removed?

Goodness....even the people with overpriced or stripped contracts are getting sold these days. When you look through the small contracts on the brokers sites, almost every one of them says "sale pending".

So I was just wondering, at what point will that listing be removed? Is it before it goes to ROFR or after ROFR is complete?



Edit: Oops...bad grammar! In essence, I said the 'people' are getting sold. LOL!

I can only speak for The Timeshare Store, Inc.® A listing is marked "sale pending" once a buyer and seller have come to an agreement.

The listing is deleted entirely from our website once we receive the deposit from the buyer.

I do wonder if less people will try to sell after the change - figuring that they either won't get enough, or just want to see how the market reacts.

I, for one, am looking forward to seeing what happens. We were thinking of starting a search in Oct., so I hope the resale market doesn't "dry up" before then.

Besides $$, our biggest concern is making the right choice for our "home."

I have noticed that there appears to be a rush to buy existing contracts. So I suppose the new DVC policy is actually helping resale prices short term.

BUT, you do not need to worry about the resale market "drying up." People will always need to sell, and after a few months there will be plenty of contracts. As Disney is making these resale contracts "inferior," they will generally carry lower prices than they do today.

Since it is really a poor use of points to use DVC points on cruises or Disney Collection hotels, this is going to be great news for knowledgeable people looking to buy into the system by resale. Your search in October should find lots of great bargains.
 

I hope y'all have better luck getting one of those small contracts than I have had lately. I am on several different email lists to receive updated listings but by the time I get the email and call the broker, the contract has already been taken by someone else! I have called within minutes of receiving the list. Hmmmmmmmm:confused3

I hope you find the right contract soon. At The Timeshare Store, Inc.® our email is now going out to close to 16,000 clients as we have found the email is the fastest way to communicate to that many people. Since the announcement was made regarding the change coming 3/20/11 the amount of buyers wanting to buy ASAP has increased tremendously. When the email goes out we have sometimes all 5 associates on the phone taking phone calls. We, unfortunately, have to let some buyers know that the property they are interested has already gone "sale pending" even though they may have just gotten the email. Some of these small point contracts ends up with up to 20 backups on the file. If only we could produce these small point listing at will.

I do wish everyone could get their perfect contract right now and best of luck to all.

Like others I'm interested to see what happens after March 20th. We own 250 points at SSR that are grandfathered into the old rules. We don't really care about being able to book a cruise, so I'm interested in seeing if there is a drop in price for the "inferior" contracts. We'd be happy with some more points because we want to stay at the Disney resorts and not elsewhere.

I understand that other people have other preferences, but we do not place a lot of value in the ability to book cruises.
