What's up with Vero Beach?

Over the last year I have noticed that there are more and more Vero Beach contracts on the resale market, and they tend to hang around a lot longer than any other resort, Hilton Head included.

Vero Beach is the only DVC resort we haven't at least visited, other than Aulani - we'll go there sometime.... but not this year or next.

With such a low price, it is hard NOT to consider purchasing points at VB, but then when you fact in the MF's.... it quickly becomes much easier to reconsider!

I've seen online that points can sell for as low as $28 per point at times, but they average in the $40's from what I've seen.

So really, what's up with Vero Beach? Is the yearly cost of ownership increasing at such a rate that it makes it too expensive to own?

We bought HHI points at a really low price per point before all of the resale changes happened, and we LOVE that resort! If Vero Beach is anything like HHI... owning would definitely be an option for us, for winter weeks when the temperature in SC is a little too low to enjoy the beach.

Any Vero Beach lovers wish to comment? Persuade? Discourage?

I'm wondering if the low resale prices enticed people into buying with the intention of never staying there. Perhaps those folks are finding it too difficult to secure reservations at WDW at the 7-month mark and are now trying to get out of their contracts before the MF's eat up all that they saved by buying VB in the first place.

VB looks like a resort I'd be very interested in visiting some day but I am not interested in buying there. We, too, bought a small resale at HHI and DH loves it so much, he wants me to sell our AKV points and buy more at HHI;).

I think that you pretty much answered your own question. High dues cost and you need to love Vero Beach. Buying at a less expensive resort allows you limited success at other resorts at 7 months. Plus why buy anywhere but at a WDW resort unless you absolutely love the resort? You can't compare VB to everything at WDW IMO, same for any resort not at WDW or DL.

KristenPrice - it's pretty funny, we set out to buy no more than 150 points at HHI - with the thought the we would want to Bank, Use, Borrow to stay there every other year, or every 3rd year.

Well, we now want to go there every year.... so I guess it's a good thing that we bought more than 100 points more than we set out to buy! :confused3 Whoops! :goodvibes

It is such a great resort! So much to do, the area is wonderful, and it is just enough Disney to satisfy the craving LOL

I'm hoping to hear from some Vero Beach lovers on this thread... Anyone out there?

There are a lot of smaller contracts on the market right now that would fit our needs very well. But just not sure about owning there!

There are contracts there with subsidized dues, aren't there?
 

We stayed at VB once on points, but do not own there. There's not a lot to do in the area. The resort itself is nice, but since we are already Florida residents, it doesn't appeal to us enough for a return visit. We own at OKW and BLT and love both resorts.
 
We love VB. we don't own there but we've visited a few times and have considered buying. It's a beautiful area, great beach. I daydream about the beach cottage full of my kids and future grand kids! What a super family vacation. I could go every year.
 
There's not a lot to do in the area.
To me, this is half the reason. You can build a beautiful resort anywhere -- look at the DVC and Marriott resorts at Ko Olina. But at the end of the day, you are nowhere. That's Vero...nowhere.

The only difference with Aulani is you are in the middle of nowhere, AND it cost you a small fortune to get there.

DVC's VB resort is truly a lovely resort. Beautiful setting, everything picture-perfect in the Disney way. But nothing there. Nothing to do, nothing to see...nothing.

We actually happen to like the VB area specifically because there is nothing there. But I wouldn't buy a timeshare there on a bet!

The other half of the story is the dues. They're high...REAL high...and that is the most expensive part of DVC ownership -- especially if you are buying it for $28-$40 per point.
 
We own at VB and love it because there is nothing there. We have adjusted our VB plans so we get a BC every other year for Spring Break. I have boys now 12/16 and we have owned since 2008 and they really enjoy being able to decompress from homework/activities and just hang out at the pool/beach etc.

I think in all the years we have owned, we use those points exclusively at VB, except for about 12 points. They were banked and we weren't planning on going the spring break because we had a 17 day Hawaii trip planned for the summer(didn't want to overload on beach vacations!).
 
We also own at VB and use our 200 points there mostly for BCs when my family is with me. I love the ocean side of Florida and so does my family. VB is also a "must do" during our January stay in FL, but so far, I have booked those OVIR stays with other points at 7 months.

I purchased a 100 point resale last year for $38 per point.

After analyzing it, here are a few thoughts to consider. An OKW (Exp 2042) resale will typically be priced at about $70 per point and maintenance fees are $2.06 per year less at OKW than VB. With 29 years left on the contract and assuming the ratio remains the same during the life of the contract. You would save $5,974 in maintenance fees over the life of the contract versus saving $3,200 at the time of purchase. However, using a future value calculator, the initial savings of $3,200 is worth $7,541 assuming only a 3% return on investment, using 5% over that same period is over $13,000! Again this is assuming all things remain the same, their are a gazillion variables that could break this either way. Global warning could cause sea levels to rise so quickly Vero Beach could look like the lost city of Atlantis in 2042, and on the other hand, several sink holes could develop near OKW and its now part of the 7 Seas Lagoon... But I made my assumptions on the fact that the rate of return over the next 29 years is likely to increase and the that VB will remain a DVC property. Also, I could do a cash deal for VB at the time and enjoy using those points at such places as BCV and BWV, which I have... and next week we will be enjoying and OVI for 2 nights... so its been good so far....
