I rent a house from a realty company here in Orlando. We have lived here since March. Well, Friday evening when I got home from work I had a letter on my door that said that the owners were requesting a termite inspection and that the pest control company would be here on Monday between 9 and 11. That was too short of notice for me so I called the realty company and had it changed for today since I would have to be home for this, I had to take time off from work. They were very understanding and told me the pest control company would be here at 9am. Well, at 11:15 they finally show up and the owners are with them. Ok, first I didn't think I would have to deal with the owners at all since I rent through a realty company. So, they come in and start acting like they own the place (no pun intended). I mean while the termite guy is doing his thing they are walking around my home, into every room including my bedrooms and bathrooms and look around. They make comments about the baseboards in the bathroom being cracked because of water damage. I didn't say anything to them when they said that because when I moved in I listed all the things that were wrong with the house and that was on the list. They also made a comment about the carpet being dirty. The carpet is DARK brown, I can't even tell if it is dirty. So, this went on for a while. I was so shocked I didn't know what to say. I didn't know if they had to right to be just walking through my home or not. Then they go outside and make a comment about how the yard is not landscaped as the other yards on the street are. Her husband said "Well, call the office and let them know." OK then. I am not standing right here. I then made a comment that the grass is trimmed and the yard is edged and that should be enough. I don't have the time to landscape this yard. Then she made a comment about how they are not renewing the rental agreement when my lease is up. Ok, that is fine with me because I am planning on moving anyway, but why say that to me?
I don't know what to do. This is really bothering me. I feel like she was overstepping her bounds by even being there, shouldn't the rental company have been there instead? I also feel like she invaded my privacy by going into my bedrooms, but what can I do about it? I'm so frustrated and I want to say something, but I'm afraid of starting something. My lease is up in March and I'm really not prepared to move before the new year because of me working so much and the kids school.
What do you think about this whole situation?

Perhaps the reason they're not renewing your rental contract is because they're planning on doing some remodeling of your unit. I've had that happen before but they did make the offer of another unit at the same time.

When I first got divorced, dd and I lived in an apt where they would come do inspections about every 3 months or so. It was no big deal to me--they'd send out a notice and the inspection was usually while I was at work. I just made sure no valuables were out and they'd leave a sheet on the kitchen table marking off what they'd checked. They were looking for plumbing problems, cleanliness issues, etc. One reason it didn't bother me was that some of my neighbors weren't the best and it would nip any issues of bugs/vermin etc before it became a problem for me.

Ok. I understand that. I lived in on base housing while we were in the army and had inspections frequently. I got used to that. This was different to me.

I'm no expert but I've heard of landlords reserving the right to inspect an apartment anytime they want as long as they give "reasonable notice", it's usually in the lease agreement. I'd guess houses are the same. They have to be able to make sure the tenant isn't trashing the place or have unautherized roommates or pets. But the notice was for pest controll, not a landlord inspection, I'm not sure if that makes a differance or not.

First, I'd read your lease and see what it says. If after reading it, it sounds like the owners were inviolation of some kind, then I'd complain to the management company. If not, then I'd just leave it alone, no need to rock the boat if your moving anyway.

The owners are allowed to come in at any time with notice, I'm not sure what kind of notice. We are currently both renters AND rent our own house out! I would never say anything in front of the tenant and as a renter, I would want to know the owners are coming by and I would be gone. They were very rude! The management company should handle all go-betweens, as that is their job. What does your lease say about 'landscaping'? I just think they are rude jerks, and since you are leaving anyway, I would let the management company contact you if they think there is a problem. The management company we use can enter the property at any time. We wanted to inspect our roof for hurricane damage recently, and my dh was just going to go in the back yard and look since our tenants weren't home. I felt we were violating them just being in the back yard! I know how *I* would feel, so I would be very respectful of a tenant.
