I am kinda new to the whole DVC idea but I am slooowly talking my wife into it. We normally go to WDW aleast everyother year and usually in december for a week. (we usually go between the 1st and the 17 to avoid the crowds)

I have read the DVC FAQ and did the point calculator but I have some other questions.

#1 I think 200 points is gonna give me what I need. Does that seem like to little points?

#2 What properties are still available though Disney? Is it just SSR or what?

#3 We would probably buy a 1 BR is that enough for a family of 3 (2yr old DD) and probably one day a family of 4 total?

#4 It says that some of the properties will revert back to disney ownership in something like 2047... What does that mean? (THIS TOTALLY CONFUSES ME)

If I did not give enough information please let me know what else I need to tell you. I really want to be able to do this but I have to show my wife that it will save us in the long run.

Thanks in advance for humoring me :wave2:

ok ok lets see...

1)We have 200 points and are getting in two trips this year. I think its plenty for you to at least start with.

2)SSR is the only resort offers for sale to the public. As a member you may be able to get points to other resorts, if Disney has them. If you want ownership interest in another resort, then you will need to follow the resale market. Allearsnet.com has a great photo gallery of all the resorts, so you can check them all out and see what you think. There are some good sites with resale listings: dvcbyresale.com; atimeshare.com; and timesharestore.com seem to be the most used. BUt with Disney, like everything else, things run very quick, easy and smooth.

3) A one bedroom is plenty for you. But you dont buy a specific kind of unit. You use your points anyway you want. if you go every other year you might have enough points to take extended family and stay in a grand villa if you want, one year. Then stay in a studio the next.

4)The vacation club is kinda like a 50 year lease. The vacation club began back in 92, so nearly all (all but SSR)the DVC resorts revert back to Disney in 2042 (when the lease is up). SSR is beginning its 50 years this year, so SSR ownership interest last until 2054. So this is a great time to buy into SSR.

If you like to travel every other year, 200 points would give you 400 points to play with every other year. Normally you would think that might be too many points, but in reality, if you have them there, I know you will be using them more than you think! We started out with 230 points at OKW in '97. We quickly discovered that we wanted to go EVERY year, so we added another 150 so we could also take guests with us. We now usually use our points for a 2 bedroom or larger, and invite folks along. It is great fun for us AND them.

The size unit and which resort is totally up to you. Many here find they can stretch points by using smaller accommodations once in awhile. Take the tours of all the DVC resorts, and if you decide you would rather own at one other than SSR, you can always look at the resale market, where cost is usually lower, but you get the same product.

Feel free to ask as many questions as you want. Most here are happy to give you answers.

in 2042 or 2054 then you all will no longer be able to be a part of DVC???? SO it is kinda like renting an apartment in disney??? Maybe that is just weird to me....

That is correct. But does it matter? If you're young and you're certain that Disney World will still be a family draw 50 years from now, then it might. For me, well, I'll be back in diapers by then...

My wife and I are 27 and have one daughter (2) so I guess I will be in diapers by then :-) I wanna go to WDW as long as I can  But I guess we will see. Hey thanks for all the help and the answers... What is eagle Pines????

Eagle Pines is the next DVC resort in the planning stages. It too will revert back to Disney in 2054.

Learn from us. We went in 2000 when our kids were smaller and stayed at OKW. That's when we firswt looked into DVC. But we said, "come on how often will we really be going?" and decided against it. Back then the pointes were like $67/point.

We went back 3 more times in less than 3 years. What did we pay for SSR 3 years later? $84/point. Though we take comfort that our resort will be ours for longer and that justifies paying more, every once in a while, we think, darnit! What were we thinking?

Thanks for that opinion.... I also downloaded that calendar planner to show my wife the $$ amounts... What is the annual fees associated with DVC? I know it is here somewhere but I cannot lie... I am too lazy to look and I have to go to FB practice in a minute

OK, here's your dose of DVC Tough Love...

Forget about the time-limited contract RIGHT NOW. If you get hung up on it, it will keep you from making a rational decision.

The fact is, if you are a regular WDW visitor and usually stay in deluxe accommodations, you will probably find that your breakeven point for the DVC intial purchase is about 12 years. Your mileage may vary, as the number of points required for a given stay will vary by time of year, day of week, resort and room type. But if you do a financial comparison to the Rack Rates (you can even apply a discount if you wish to guestimate AP rates), you will find that your breakeven point is just a fraction of those 50 years. Once you break even, you are vacationing for a fraction of the cost that you would pay out-of-pocket going forward.

A note regarding Eagle Pines...unless I missed an announcement somewhere, take anything you hear with a grain of salt. EP was originally announced about 3 years ago, and then shelved. They had plans drawn up for the resort, artist renderings of the finished property, and even started group prep work according to some reports. But the resort became another victim of 9/11.

Eagle Pines MAY be the next DVC property, or it may not. Impossible to tell until an announcement is made. Right now
SSR is the only resort available, and it will be on the market for another 3-5 years depending on how quickly it sells.

The annual fees for SSR in 2004 are $3.80 per point. A portion of that figure represents property taxes, which can be deducted if you itemize on your 1040.

When you go, what type of accomodations do you usually stay in? If you are someone who is happy with "All Stars", there is no amount of justifying that we can do to show you that DVC is a "good deal", and I don't think anyone here would want to lead you down that path. I am very spoiled, and only want to stay at Deluxe resorts (yeah, I know...but, like my tag says, "once a princess...";) ). Anyway, for us...DVC is definitely a bargain!!!

Your family sounds so much like mine (except DH is 10 years older than you)...we have one DD who is 2, and we are currently "trying" to have another one (If God chooses to bless us, otherwise...we're happy where we are). I only wish we had been fortunate enough to buy into DVC when we were your age! I have not even been "home" yet (we just closed last month), and I am SO excited that I am ADDICTED to this board!!! The day we closed...I was ALMOST as excited as the day my DD was born (and a lot less tired!!!). My DD is just as much of a Disney freak as we are...she wakes up every morning and tells me, "Today, I go to Dineyland, Mama."....It must be genetic!!! I cannot wait until she is old enough to understand and feel that she truly has a "home" at "Dineyland". She's going to feel like the luckiest little girl alive...that is PRICELESS!!! And, going every year, and renting a hotel room would not be the same. That's what makes DVC a "bargain" for us...it's just knowing that I get the pleasure of seeing her face light up at least once a year!!

If the above sounds like you...DVC is an amazing bargain!!!

Good luck in your decision, and let us know if we can help in any way!!!

Tjkraz... You are right I was getting hung up on the whole time thing. I am over it really I am but I know that DW will get hung up on it too. She is just like that:crazy: but you are right!

Beca..... here is our usual travel plans to WDW. We want to go every other year atleast. We love staying in the deluxe resorts and REALLy love the WL. My hope with doing this would be to still go every other year and bank points so that i had around 400 to use every other year and could REALLY GO BIG and maybe even bring some family with us. But I want to have enough point to be able to go every year if we want to.

So I have looked at all the calculators and for around 6 nights (Dec 6-12) at SSR I willl need 162 points. SO if I get 200 points a year that will let me go every year and it will also let be bank and stay longer or bank and go bigger right?

Now if we usually go in December when would we want our use year to be?

Yall are so much help..... This little country boy from Louisiana thanks you

It is a good idea to have your use year around the time that you would begin your travel for the year. If you like to go in Dec., having a Dec. use year would be perfect, as long as you do not want to start your trip "the day after Thanksgiving" (in Nov). The reason you want your use year like this is because DVC gives you six months to bank all of your points. If you had a Feb, use year, and had to cancel your Dec, trip, you would probably lose all of your points (depending on when you cancelled). But, if you had a December UY, you would have Dec, Jan, Feb, Mar, April, and May to "plan" your travel and bank whatever points were not needed (up to 100% of your points). That is the ONLY way that your UY affects you. Oh, and DVC does not offer UY's of Jan, May, July or Nov.

Good luck,

Beca
