I am not picky. If I am at Disney, a timeshare is a timeshare to me. My dad owns two already but not Disney. So I am not a novice at this. I would want a two bedroom. I would probably definately go resale. I just want to know how much it really can cost? What the dues are yearly ect...Do they have deeded property anymore or is it all a matter of years?

Also is there somewhere you can see how much how many points get you ect...

It is deeded real estate, with a contract term expiration. Most of the resorts have a contract expiration in 2042, except for SSR which ends in 2054 and AKV which ends in 2057. OKW, the original resort, did recently offer an extension of 15 years but owners had the option of taking the extension or not. You can find a lot of resale contracts for less than the current DVC pricing. AKV is currently selling for $104 per point, but direct from Disney there is an incentive that ends next Sat (9/20) that takes $8 off per point. I'm not sure what the per point cost is for the other resorts, but they are all over $100 when buying from Disney. Each resort has a different annual dues amount.

My FIL has 8 timeshares with other companies - none are Disney - and by far, our DVC is better than any of his in numerous ways.
 
DVC is not a typical timeshare system so doing a lot of “due diligence” is worth it. I would never have bought a standard timeshare but the differentials made DVC a good value for me.

You will be a lot happier in the long run if you take the time to fully understand the particular intricacies of DVC.

A peak season 2BR is anywhere from 250-350 points, +/-, depending on the resort you're looking at. Resale, that's a range of maybe $20K-$30K, depending on size of contract, home resort, and whether the contract is stripped or loaded.

In round numbers, the annual dues this year on such a contract can run from about $1,100-$1,700 annually.

The contracts do require deeds to be filed with the county, but they are all RTU. (Disney has been very clever in this.)
 

Also remember that with DVC you can bank and borrow points.

For instance, if you wish to go every other year at a time that is 250 points for a 2 bedroom for a week, you can purchase 125 points and go every other year. You may want to also keep in mind that weekend points are much higher.

For 200 pts. we were able to stay 5 days in a 2 bedroom with a BDWLK view in April. Since we have 100 pts., we were able to use 2 years points for our stay.

The buy-in for us was about $8500, and we have maintenance fees of approximately $500/yr. MFs usually go up 2-3%/yr. as well. {MFs have gone up far less than Disney hotel rooms though.}

Keep in mind that there are other real cost that should be considered: park tickets, transportation, food, souvenirs, etc. You may find that you want to visit WDW more often as well, and will eventually want to buy more points.
 
Assuming you go resale, DVC can be a lot more than an off site timeshare both up front and yearly. You have to decide how you'll use it and what premium you put on staying on property. Besides on property, one of the big benefits to DVC is the flexibility of the points system. Of course there are other flexible timeshares out there as well, you just have to find the right one for you. For trading DVC is a terrible choice. IMO, if you'll take advantage of the flexibility (including light or neutral on weekends) and value staying on property, DVC can be a great choice. Comparing to a top Marriott and comparing a 2 BR for a week (resale), DVC will be about double the price and almost double the yearly fees. DVC is the best value for studios and 2 BR light or avoiding weekends.

Of course there are other options for staying off property that are even cheaper for many people and situations.
