What exactly does Disney own on Hilton Head?

I thought they owned buildings, etc., beach house.
A non DVCowner said no they just rent out rooms. Which is it? Can Disney dollars be used at Hilton Head?
 
I'm not sure what Disney owns, but DVC owners at HH have a deeded interest in something so my opinion is that you were misinformed.
 
Disney does own buildings and a Beach House at HH. They do "rent out rooms" which go unreserved by the DVC owners, but the primary function of the resort is as a timeshare property.

Disney Dollars are accepted at the resort.

DVC members have a deeded interest in a leasehold. IIRC, this means that DVD devloped the property as a leased resort only, and members purchase a portion of that leased resort. When the leasehold ends, the "ownership" (really a membership) ends. DVC resorts will all revert to Disney's ownership at that time. This is not unique to the HHI property.

DVC does rent out rooms on HHI as well as managing the timeshare interest. And the DVC HHI resort does include the separate Beach House property, about a mile or so from the main resort property. :)

I'm not sure what this person was trying to say. Maybe they meant that there is no Disney "theme park" at HHI. I know that was the concern of the Vero locals....they were afraid the Magic Kingdom was going to be built. I believe most are happy with the luxury resort that blends into the landscape that they got instead. ;)

As everyone else has said, Disney is the owner of the HHI resort. They were also the developers of the property....they didn't just purchase something that was pre-existing and slap on the DVC name.
