What DVC Property is Least Likely to Get You in By 4PM?

That means it should be ready by 4:01 pm
Actually it doesn't it means do not expect a room until after 4 pm. They are ready when they are ready. I really don't know why members think they don't get rooms ready as soon as possible. Yes we all hope they are ready then but stuff happens and many times it's due to other members not thinking of others.

1 because that is what after means in the English language
2. Because we are paying for a service
3. Because if people like you get their way we won’t have rooms till 10pm - what you put up with is what you stand for.

Every other hotel at this price range gets their guest in by check in time excepting rare situation - why expect less at Disney

And don’t blame it on others disney knew you were arriving 7 months ago and chased the prior occupants out starting at 9am.

I don’t think anyone believes they are not trying their best..but they should also have to be held accountable if they can’t meet that check in time for the majority of the rooms

They are in charge of staffing. Plus, while DVC rooms are booked close to 100% alll the time, they don’t get daily cleaning so they only have to prepare the number of rooms checking out.

IMO, if they can’t get the bulk of rooms that need to be done by 4:00 pm, barring unforeseen circumstances, then guests should be given some small gesture of good well. GP+ for a day, a $25 GC, one LL, etc.

My way, boy that is a stretch. People like me, geez where did that come from. What I stand for is being considerate of those working a job that they should be paid more to do and clean up messes that should never be there to begin with.
I like my room as close to 4 pm as possible and never said I didn't. I do however never expect it before then. I just happen to think that they try their very best to get them ready by 4 and see no reason for members to think they deserve compensation if they are not unless it is really late. I think their percentage of getting rooms ready by 4 pm is very good. I just think those that don't get them by 4 pm or even before really like to be vocal.

DVC is not a hotel it is a timeshare and the industry standard is 4 pm and not a minute before. I have never been chased out of DVC room and never leave before 11 am check out.

Oh I do think some don't think they are trying and I think what they expect as compensation is way above your suggestions. I just happen to think if the room is not ready by 4 there is a good reason. I don't think they are setting arond saying, "no reason to be in a hurry, we can just make them unhappy". Members trash the rooms, ask for late check out, etc. I am pretty sure they know members want the rooms as close to 4 pm as possible and many want them before that.
I just don't go through life thinking others, are trying to put one over me. I think your suggestions of compensation are reasonable but would expect nothing until 5 pm and the compensation should increase by the length of time after 4 pm that the member has waited.
Guess I have just seen more than my share over the years of over demanding members at the front desk demanding their room at 3 pm because they have been waiting since noon. Most timeshares will not even discuss letting you have a room before 4 pm. I think if they stuck to 4 pm and not before it would work better for everyone.

This has nothing to do with the housekeepers - it has to do with management taking advantage of members being tolerant of bad service by understaffing. If you don't complain about it it won't be fixed.

We have a right to
1. a clean room
2. a safe facility
3. getting into the room at the expected check-in time, and dealing with members who overstay ( fines would be nice)
4. having the room category you booked and not bumping guests down unless it is compensated.
3, being treated as paying guests since we are paying guests.

This should be our focus as members - holding DVC accountable for the important stuff.

The two times ours were late, most of the time we are early we got nothing at all so that isn't even guarenteed.
 
Another huge factor in when rooms are ready are how badly people trash the rooms. I worked some housekeeping at a different resort during the summer in college and it is amazing at how many people trash rooms and show no respect to the property.

They trash them more than most realize which is why I said what I did. And before anyone says it is renters, more often it is members who think, "well I own the place". Damage is a major resason we lost the ceiling fans. Even if housekeeping gets the room clean they can't release it until the damage is fixed.

Totally agree. This reads as a staffing problem. We were given a credit towards our dinner this time and it seemed like good recovery (and appropriate). But I would just prefer to have my room around 4. To those getting your rooms at like 6 or 7 and being casual about the whole matter I do honestly appreciate your level of patience.

I don't think they are doing anywhere close to their best. For 2022 $1.81 per point at BWV's went to housekeeping. That means that my 1 week stay in June at BWV in a 1BR Boardwalk View at 234 points cost me $423.54 in housekeeping. For that I get my room cleaned for check-in, some squirt bottles of soap on the wall, and some misc cleaning in the halls. Oh and I forgot maybe towels halfway thru the stay if they remember, which they rarely do now days. I am going to say that daily trash pickup is going under security, because that's why they are doing it. $423.54 for one cleaning. What are they paying that housekeeper? According to Glassdoor, Disney World house keepers get paid an average of $15-$17/hour. (I know the rate is going up, but this is for 2022 dues). So that $423.54 would be 24 worker hours. I'm sure there are some benefits in there as well so lets double the $17 to $34 and that's still 12 worker hours. Sure you have some misc items like cleaning solutions and what not. I would sure like to know the breakdown of that $423.54 housekeeping.
 
I pretty much agree with @Sammie. IMO, most 'late' check-ins are not due to staffing, but inconsiderate guests. I do not want a room that has not been thoroughly cleaned, and there are guests who really do leave the rooms in a huge mess.

Perhaps DVC needs to institute some "firm guidelines" regarding how rooms are to be left. Strip the beds, load the dishwasher, make sure all of the trash is in the receptacles. Towels in the tub. Leave on time. Make sure the 'Room Occupied' tag is on the inside of the door. We generally do all of those things before we leave and from other reports here on the DIS and elsewhere, many others do too..

Trashed rooms should result in a fee for extra cleaning - in the form of a lien against the owner's account. (It's not hard to have a staff person take a picture of a trashed room and attach it to an account.).

FWIW, rooms ready after 4 pm are not the norm. In over 23 years of DVC stays, I do not recall any occurrence of getting into our villa after 4 pm. This seems to be a case where negative experiences get a lot more attention than positive ones.
 
Wow, I never got anything for the late rooms the 3 times we got them (after 4pm). Would have loved some FP but nope. Nada.

I agree that this would be nice - it’s what most other timeshares do. But with Disney’s hybrid timeshare/hotel model, I doubt it would work very well. Reading posts above gives me the impression that many owners think of the DVC resorts as more hotel than timeshare and would scream about having to do Housekeeping’s work.
 
Also, DVC is renting out rooms at cash prices which probably means those people are paying pretty good money and feel that they can do what they want.

Thanks I think we think more in the line of the timeshare industry and not hotel. I definitely think people who trash rooms should be held accountable. There is a balancing act for DVC to have enough staff to get rooms ready by 4 and not raising dues to hire more staff that might on good days not be needed.
