What does it mean when a DVC resort is "sold out"

Hi! Just wondering what it means when I read that a DVC resort is sold out. Does that mean that all of the rooms are full at a particular time or does it mean that if you are interested in purchasing points for a particular resort (OKW for example) you must wait until people give up their memberships/points? Im not really sure if I am even asking this right or not.

Could I get a DVC membership right now for OKW or BWV for example or are these "sold out" (no more new members right now) and I can only get AKV?

Again, sorry if this is confusing but thanks for any responses.

It can mean both ----

However, if you are talking about buying points from Disney and people say the resort is "Sold Out" it does generally mean that it's a resort where DVC has sold all the points available. (Every resort has a finite amount of points available for sale that is equal to the number of yearly reservations that can be made -- at least that's a basic explanation).

Sometimes DVC buys some of these points backs directly from owners (or gets them in foreclosure actions) and offers them for sale -- usually first to current DVC owners. In most cases, you have to go to a resale company to purchase the older DVC resorts -- anything pre-SSR.

Disney will sell you points at all their resorts - even the ones that are "sold out". They get a steady supply of points from people who default, and Disney also buys back points on the open market through a process called ROFR. At a couple of the sold our resorts, Disney will have points immediately available. At the others, if Disney doesn't have the points now, they will put you on a waiting list and sell you the points when they get them. Note that many of the Disney salespeople won't tell you this unless you ask - they want to sell the newer resorts. With some, you really have to push.

You can also buy points at a sold our resort on the resale market. The Timeshare Store is a sponsor of this board and one of the biggest sellers. Great people to work with. Buying resale will almost always be cheaper than buying from Disney, and once you buy your ownership is exactly the same. However, buying from Disney is quicker and easier (assuming they have points at the resort you want.)

We bought BWV from DVC in 2005, years after it was "sold out." We wanted an Aug or Oct UY and had to waitlist for about a week before the points were available. We booked our 1st reservation that day.

Depending on when you buy relative to your UY, buying thru DVC for BWV and BCV may be just about the same price as buying resale and it can be much faster. For OKW, I would suspect that resale is usally cheaper, but you really have to compare the resale contract (including points available and additional costs) with what DVC is offering.

Best of luck -- Suzanne
