What do DVC owners think of DVC renters?

I am a first time DVC renter for a vacation for January. I feel like I am getting a steal, going for 8 nights at about $107 per night at a Deluxe Villa resort (BWV).

My renting experience has been incredible. I am very appreciative of the DVC owner I am renting from, and understand that there are certain privileges that I am not privy to, nor will I ask for. We are really excited about the chance to stay at such a nice hotel. Our owner is very appreciate that I rented from her too. Everyone is happy.

Anyway, my wife mentioned to a different DVC owner that we are renting points, and was concerned the owner thought of us as scammers, having not "paid our dues" to be able to stay at their DVC hotels. For they dropped $20K on a contract plus annual dues and we "snuck in" and got in with only paying $10 per point.

Do some DVC owners consider DVC renters unethical or shady, somehow diluting the product that is the DVC? Or should I have a clear conscious that what I am doing is ok and can be done again in the future?

They help us when we can't use our points and for us it's generally a win/win situation. If I can't use the points and for some reason can't bank them I'd rather rent them than lose them.
Plus I won't rent them unless I'm comfortable with the price and agreement.
So no need to feel guilty. Heck sometime our renter turned into members themselves... :lmao:

That would be such an odd opinion to have.

Why is the owner renting his points out? Because for whatever reason (financial, personal, work, etc) they can't use their points. Either they use those points or they vanish into thin air. Not renting out the points at this point would be like throwing them into the fire and just watching them burn out of spite.

So you, by renting those points, are helping them out. Rather than the points vanishing, they get a bit of money for them. the $10 / point your paying more than covers their maintenance fees for the year and gives them a bit extra $$$.

Owners are allowed to rent. I don't do so but think it is fine as long as the guest is not a rock band that trashes rooms. It is also a useful activity that sometimes leads to new DVC owners.

Couldn't agree with this more. Went last March 14-19 on a friends points they couldn't use. Contacted my DVC rep on March 21st to buy our own! If it weren't for the availablity of renting out points I would never have been able to convice DH that DVC is for us!
 
Thanks you guys. I also think this is a win-win for the owner and renter. And who knows, we may decide to become DVC owners.
 
What is someone put a downpayment on a house in FL and then rented it out during the summer to vacationers? Is that not the same thing? I would not feel bad at all. We rented points from a friend years ago, loved the place, and ended up becoming members ourselves.
 
Human nature being what it is, you will have people who look down at renters, just like some DVC Owners look down at DVC Owners who rent.

Don't let anybody cause you to have anything less than a wonderful vacation. :goodvibes

:thumbsup2 Don't worry about it ...I even financed (dirty, dirty word:scared1:) my membership. Renters are higher on the totem pole than financed owners.:lmao: in the great "world of DVC membership'. :laughing:

FYI... you will not have to wear a "RENTER" badge. ;)

So long as you treat the place well, any problem I have is not with the renter. I just don't like the idea that I might not be able to get a reservation if someone has renters before the 7-month window such that the renter actually has a better shot than I do at getting the dates/unit that I want just because I own at a different resort. I also thought renting (as opposed to giving) points was against the rules. I need some extra rooms on a trip later this year, but I am paying for those rooms with cash because I am not comfortable with renting (purely because I am an owner). To each his own though, I don't expect others to turn down a good deal.

So true, never once felt that I wasn't equal to others at the resort. Had a wonderful conversation with an original OKW member, all about the other resorts he owns at (all but BLT) how he works his different contracts. DVC members were wonderful to us answering our ??'s. Don't let the few who feel "better than renters" make you feel bad. Many current members have said it was through renting that they knew DVC was right for their families.

Why didn't you try to get a transfer of points from a fellow owner if you needed more points for extra rooms? That's what I do. I am more comfortable dealing with fellow owners than with non-owners. Iprefer to do transfers in or out depending on if I need more points or have too many in a given year.

I agree. We were renters before becoming owners. It is a win-win situation and gave us the opportunity to try DVC before buying.

However, renter beware for you too may become an owner!!!:cloud9:

Personally, I wish renting was only allowed from member to member but that is not how things are set up.

I think some owners are unhappy that the rental price, for the most part, has settled in the $10-$12 range and has been there for some time. It was $10 pp when we bought 9 years ago, so it hasn't kept up with the rising cost of purchasing points. Also, before some rules were changed, there were a lot of people who rented DVC points as a business. They would snatch up key weeks and rent them out, limiting availability for owners who wanted a reservation for their own vacations. I'm sure there is some of that still going on.

Having said all that, I think it is a viable option for people who can't use there points and can't bank them. I haven't rented yet because we still enjoy going to WDW and bringing family and friends. However, when the day comes that we can't use our points I will certainly look to renting them as an option. I think most people feel this way.

What do you mean? Members can transfer to each other or they can rent a reservation from another member.

DVC is supposed to be for personal use. So when a member purposely purchases extra points to rent them out on a regular basis, they are doing that contrary to what DVC is intended for.

Members are entitled to make reservations for others, but they are supposed to notify MS that they are receiving compensation for that stay. If a non-member is truly a guest of the member and no compensation is paid to the member, the guest is entitled to some of the DVC perks (limited perks). But if the member is compensated for the stay, the non-member is not entitled to any perks because they are DVC member perks. Those visitors should not have "DVC member" on their KTTW.

I just wish the members who do rent a reservation out on occasion would follow the rules. And I wish DVC would follow the rules as well.

Indeed. It sounds like the Member your wife was speaking with is one of these people. You don't have to look to hard to find a few of them here on the DIS, either. Don't let them bother you, and enjoy your vacation---you've paid a price that you and the Member both feel is fair, and that's all there is to it.

As mentioned, you will not be required to wear a Scarlet R (though if you are Rutgers fan, you are more than welcome to!) and no one will know you aren't "in the club" unless you choose to tell them. A few front-desk Cast Members will know, but they won't treat you any differently than if you were a Member.

If it makes you feel any better, those of us who exchange in via RCI are even lower on the mental scoresheet these people keep. ;)

What about those of us who are DVC members but use relative's RCI points to exchange into DVC for a trip?
 
And don't forgot about those of us who own multiple DVC resorts and still trade in our own outside timeshare thru RCI to get more Disney time :) Got to use what is available to stay on property at our favorite place! I will say that we have never been treated any differently no matter how we stayed on property :)
