I know sales price is probably the biggest consideration but do things like use year, number of points, and point availability make a difference?

Yesterday I made an offer on 180 points for AKV. It’s March use year. No points for 2021, 140 for 2022 but 25 of them are banked… on a side note I’m kind of curious how that happened. They must have borrowed 65 points from 2022, used them and then banked 25 back in???

Anyhow. They replied with a counter offer within a couple of hours and settled on 119 per point. We both signed and I got an email saying it was sent to Disney for ROFR all within a few hours of my original offer.

I wonder if having a March use year and a 180 point contract will make Disney more likely to take them. I don’t notice many 180 pt contracts for AKV. March isn’t rare but seems a bit less common to see… from what I’ve noticed.

I guess it’s just a waiting game now…They told me Disney is taking about 3 weeks for ROFR right now.
 
Lots of factors go into it and from what I have been told, it is constantly changing as goals change,

They do not want to make it something that follows a set pattern either. Knowing what is happening can help, but in the end, there are always surprises.

Overall price of the contract certainly plays a large role, but so can other factors like who is paying costs, etc.

If your asking price is in line with what has passed the chances are greater than if it is not.
 
You can't bank borrowed points.

So its possible they made a booking, used current, borrowed points, then cancelled. They could then bank the current UY points but have to use the banked points before they expire - if you follow.
 
I think there are a lot of theories, price per point, loaded/stripped, resort, demand, international seller, etc.

I think the only thing we know to be absolutely true of all that is price. All other variables are true, until they aren’t. A perfect example, 2 years ago they almost never took PVB, now they do. Like Sandi said, it’s always changing, trying to figure it out is like trying to catch a greased pig. Pay a price that has historically been passing (recently) and that’s the best change you have to pass.

Trying to sneak one through is fine, and many people do it, but most that do that know it’s a risk and aren’t too disappointed when it gets taken. They keep trying until one gets by. Tough to do right now with limited supply and high demand.
 

I have 15 contracts and 3000 points.

I have brought direct, ones that have banked points, one with no banked points and current points, ones with stripped points.

I have had 3 taken in the past, but the price was marginal. I knew they were.

I think it depends on the price and the number of points. They may have waitlist for direct points which means they can turn the contract over and make some decent $

I was just looking at the latest ROFR thread. It looks like the highest price they took last quarter was 117 witch is 2 lower then my price… it’s close but I’ll remain hopeful.

I’m sure there is also a lot that is not reported though.

That would actually make sense. Can you actually see what unit you own a share of on the DVC site once your all set up? Also in the case of AKV can you see if it’s Jambo or Kidani? I know it doesn’t matter but I’m secretly hoping it ends up being Jambo… just Incase they ever decide to separate them.

Its on your contract. It will say for example 0.2348% interest in unit 1E

So you can admire the $20,000 door handle you own!
 
Will I get a copy of the contract if everything goes through or is it on there website? I don’t see anything like that on the purchase agreement. It does state a contract number though.

Go to the website above and you can search the seller’s name(s) and it will show their deed which has all this this information and it will be exactly the same on yours once it’s prepared.
 
Thanks for the tip. I did find the deed on that site. It says a room number but but it just says animal kingdom Villas. Its only a 2 digit unit number and does not start with 5 or 6.... so that makes me think its Kidani. I assume Jambo would start with 5 or 6... but!!! It was purchased in 2007 I think DVC in Jambo opens in 2007 and Kidani in 2009... So does that mean it probably is Jambo??

A unit can be made up of several rooms so actual room numbers are not listed on the deed.

For example, the unit you own in could consist of 5 2 bedrooms and 5 studios..but it’s all considered Unit 2A.

IIRC, the deeds for AKV should show whether it is Jambo or Kidani.

Is it possible that that Jambo would just say Animal Kingdom Villas because Kidani didn't exist at the time. 2007 kind of make me think its Jambo... unless they started selling Kidani in 2007. It just says Animal Kingdom Villas unit 43

That is a good point and may be that way.

We are in ROFR for AKV, with a May 2008 deed and it just says Animal Kingdom, doesn’t differentiate Jambo or Kidani. Not sure when Kidani started selling though.

I’m not sure I’d worry too much about which actual unit you own or Disney splitting them. I don’t think that would be legal until these current contracts expire. Besides, they are extremely close together, I know by vehicle it doesn’t seem like they are, but there are parts that are quite close, so I wouldn’t see how a split would be possible, or even beneficial to Disney.

I’m not super worried. I just kind of want it to be Jambo because I love it so much. I’m pretty confident that it is. :)
 
I bought into AKV resale and happen to have that deed right in front of me and it did not specify whether it was Jambo or Kidani in the deed. When I log into the website however it does say Jambo.
