Rajah, you might want a second opinion on the air conditioner as well. A neighbor of ours had a builder that put one in that is too small, and consequently, only a small section of the house gets cooled efficiently. The upstairs is always hot, and the air conditioner runs constantly to try and get it to cool. Their electric bills are around $500 a month in the summer. Just something to think about.
