We did the walk-through on our house today

I'm impressed. DH and I both were concerned that they were going to consider us too picky because we noticed so many places where the paint needed touching up or caulk needed re-applying or that were just missed entirely with paint. Not a problem on any of them, and the building supervisor (I think that's who one guy was) and the QA Inspector walking us through were even picking up on *more* places that needed touchup that we'd missed -- most were even taken care of to our satisfaction as we watched.

They're looking into and/or dealing with everything on our inspector's report, biggest of which was the roof. They're getting another city (or was it state?) inspector to come reconfirm that the roof meets wind/hail code requirements. If he says it does, we're going to insist on a manufacturer's rep coming out and putting in writing that the warranty is good. If he says it doesn't, they'll re-do it. But I'm not as worried about it as I was, after watching the builders behind us putting the roofs on *correctly*. I feel confident (maybe I'm naieve, but I don't think so) that they'll fix things to our satisfaction before our closing date next Thursday. :)

We did hear back on the loans, and they're both approved (we're doing the 80-15 method)! So really the only real thing we're facing as a potential problem is getting the $$$ before closing because we really weren't expecting to close this fast, and they're digging up more fees than we anticipated. I think we'll still be able to make it, though.

So now I'm starting to plan out how we're going to lay out the living room, game room, and bedroom. :teeth: I think we're probably going to be hitting a couple of the furniture stores' Labor Day sales with the no-payments/no-financing for 12 months bit. Just have to make sure we don't go *too* far with those ;) But I think we can get a new couch/chair set that actually fits the room (instead of the loveseat-sized one we have now that would be dwarfed in the living room but will fit the gameroom exactly) as well as a new TV (even if we just get a small one) without difficulty. And IKEA has cheap enough stuff we can get something that will work as a temporary entertainment center, too. Most of the furniture we *NEED* we really have, though, so I'm excited. :teeth:

And, I just talked to the building supervisor (or whatever status he has, he's someone who makes decisions) and politely pressed the issue of having a warranty rep come out and check things over and confirm they fit warranty. He said no problem, he understands our concerns, and will get a rep out as soon as the inspector checks things over again.


CBR -- I have more pictures, they just didn't show anything well. ;) I didn't think people really cared to see pictures of a *wall* or closet rod! LOL! ;)

You probably already know this, but... don't take out any credit between now and closing. They do another final credit check just prior to closing. (I had a friend whose loan got all messed up because her husband bought a luxury car after the mortgage was approved!!)
 
Kitties can't wait to move into their house, so many new hiding places, so much exploring....
 
Yeah, our realtor warned us about doing something like going to get furniture before closing and everything. So we won't be getting *anything* that requires a credit card until after we close. :)

He's going to double-check the plans. If it's in the plans that way, then there's nothing he can do (maybe, he said he'd see *what* he can do) because that's already engineered to be correct. If it's not in the plans that way, they'll fix it.

And it turns out it's horizontal support, not weight-bearing support (or even support for a weight-bearing support) that the inspector thought was missing.

Well Rajah I hope so, but PLEASE don't sign if they don't. They will smile and say, "oh, yes we will fix that *later*." Also you want that house so bad that they suck you right in. Now when and if we ever build they better have things done, otherwise we will walk out & say tell us when you are done. The only way you will get things fixed to your satisfaction is NOW. You have the power.
BUT maybe they will actually come thru on their word.

Don't worry, we won't! But they've been so *fast* to respond on everything else we've called them on that I think they'll respond on this to our satisfaction before next Thurs. :)
