Been reading all your posts, especially about DIsney buying back contracts.
Can anyone give me a ball park on closing and transfer costs? I was thinking that adding a couple bucks per point to the point cost and having the seller pay the closing costs...might just evade Disney;s watchful buy back eye .

I'm looking at just 50 points, offered at $75 a point at Boardwalk.
If the seller would take $76 and pay closing...I think it would work.
SUggestions?

(I'd just be going into a studio, value season, Sunday through THursday....so 50 points is perfect for a first time.

On a recent thread on the DVC forum (sorry, can't remember the thread -- but it isn't the ROFR thread on this forum), TTS ia reported to have said that DVC is ROFRing anything at BVW that's under $78 ppt right now. Just based on that, I don't think you'd have much luck. In addition, it's important to remember that Disney considers *all* costs in the ROFR analysis -- that includes closing costs. You'd be unlikely to be able to sneak something by them by foisting closing costs onto the seller. JMO, of course: YMMV.

I'm one of the fortunate souls who is now in the "passed" column of the ROFR thread list....(25 BWV points)

The waiting was murder & I honestly thought we were not going to make it. We just got on the waitlist for more BWV points through Disney & last night my guide let me know what BWV points were available & UY's. There's a pretty sparse selection....

Because of the "not-so-good" selection via Disney, I think Deep-Thots is right & that Disney would definately ROFR at anything less than $78, so, if you want them.....consider raising the offer.

We're paying $375 in closing costs from TTS and also all the 2005 dues. It looks like we'll be closing about 2 weeks early (yeah!)...

I think you're underestimating the closing costs. At about $350-$400, for a 50 point contract, that comes out to up to $8.00/point. Since closing costs are generally paid for by the buyer, I doubt your seller would accept $1.00 more per point ($50 total) and then pay the $400 closing costs.

You'd have to offer the seller about $83/point and have them pay closing costs just to get the equivalent offer as $75 and you pay closing costs. But as already mentioned, Disney considers all this when determing ROFR.

It's ridiculous that closing costs are so high, especially for only a few points.
I heard that it was much more sliding scale based on the number of points and costs. There's not ALL that much to do for timeshare closings...the charges are mostly a way for title companies to make bucks on relatively easy paper work. But I guess it is a necessary evil, so perhaps I should go for 100 points to reduce overall costs.

Again, I really appreciate your advise....go disboards!!!!!

About the lowest closing costs I've seen is $250. I think the majority of them average around $400-$500 depending on how many points are involved. And as pointed out by Caskbill, closing costs on small contracts can really increase the price for point when everything is averaged together.
