Waiting List or Resale?

Hi all, I am new here...I'm hoping the DVC experience you all have can help me to make this decision. Here goes:

I am interested in a membership at SSR with an Oct UY. I talked to my guide and there is a waiting list. So, would it be worth it to try a resale or will Disney exercise ROFR regardless knowing they have buyers?

DH and I were in the same boat as you were. Went to WDW, went on the tour, even signed the paperwork. I started researching resale and found out for us, it was a slightly better deal at the time. You'd have to run the numbers for yourself on what you negotiate, but I'm sure the savings is even more now since SSR points went up and SSR resale has gone slightly down.

At the time, resales were going for about $82 - $85 per point. We offered $84 and both contracts made it through ROFR with no problem. I made sure I could cancel the contract we signed via DVC, which we could and did. So in our experience, Disney did not stop our resale purchase even though they knew we were looking at buying direct as well.

I passed 2 weeks ago at SSR with most of 07's points banked and had the seller pay for closing. Our contract was at $81. You can have a nice savings if you go through resale and get a loaded contract.

Does anyone think we would have better shot if we tried for a resale with a UY other than Oct since I know there is a waiting list at Disney...or am I thinking about this way too much? ;)

Is this your 1st DVC contract, or an add-on?

If this is your 1st DVC contract, resale is definitely a good option to get your SSR contract faster (and maybe for a better price).

If this is an add-on DVC contract, I would strongly recommend going directly through DVC (and not resale) so that the add-on contract goes under your master contract number. DVC will also match your UY for you.

2 problems to consider with resale add-ons:

1) You will wind up with multiple master contracts and different contract numbers for each - which can be a headache when combining different master contracts' points for booking continuous stays.

2) You must be careful to match the UY on your master contract, or that can cause even worse headaches when booking as your booking windows will all be different for each contract.

If you want the points now, I wouldn't hesitate to buy through resale. Disney does not exercise ROFR as much as they want you to believe. Usually they are looking for loaded contracts or ones priced well below the norm where they can make a profit to make it worthwhile for them.

This would be our 1st contract.
I am thinking resale would be a good choice for us based on the feedback I've received here. I am not, however looking forward to waiting for ROFR and estoppels ( what is/are estoppels anyway? ).

You only go through ROFR and the estoppel process if you buy through the resale market. If you buy direct through Disney you don't have to worry about either of these processes. Estoppel is done after ROFR. This is when the title company does their title search, checks if there is any mortgage owed, checks with Disney about the points and maintenance fees. This is the LONGEST part of the resale process and for us when we added on, it took nearly a month. ROFR was fast for us and took less than a week. Once estoppel is over, closing happens very quickly.

We stayed at SSR this past January for the first time and fell in love. :love:

Yes, but if you buy a resale contract with the same UY as your existing contract, I believe you can get the new resale contract rolled into the existing master. You just need to tell your resale agent about it.
