Villa reservation question

ok, i am sure this has been answered a thousand times already, but i can't seem to find my answer. we are only able to make a disney trip about every 4 years, so DVC really isn't an option for us, but we are also a large family, now 6 members. we like staying in the moderate or deluxe hotels, and with the size of our family the Villas at the various resorts look to be the best fit. my question is that when i have looked into availabilities (out of curiosity) through the WDW web page they are hardly ever available. Do they open the villas to DVC members first for reservations? would renting points then be the best option for us when it comes time to plan the next vacation?

any advise would be welcome. i am a planner and like to have my ducks in a row.

On sold out resorts, members own 96-98% of the resort. At 60 days out, any unreserved rooms become avaible for non-members to book through Disney. Your best bet would be to rent points from a member.

DVC rooms also get transferred to CRO when members book outside of DVC. For example, if a member books a cruise on points, a DVC room is sent to CRO for rent to cover the cost of the member's cruise. I think that happens more often than the unreserved rooms at 60 days. DVC itself also retains ownership of some of the units and rents them through CRO.

That makes sense. thank you for the info. this will make my planning much easier!
