villa locations

I notice one or two people knocking Indian Point and although everyone is entitled to their opinions, that's all they are 'opinions'.

We stayed on Indian Point last year and wouldn't choose many places above it. It is literally 10 minutes from Disney car parks (you see loads of villas advertised stating this, but I've never found it to be the case), less than 5 minutes to Walmart and the Kissimmee end of the 192. Granted it is 75cents on the toll section of Osceola Parkway, but that's a small price to pay IMO.

It can sometimes be a pain to get out of the estate onto Poincianna Boulevard, but we go upto Walmart and hit the 192 there and it's still not much longer to the parks.

FWIW we stayed at Southern Dunes once and although it stated 20 minutes to Disney and 30 to Universal we found that these times were waaaaaay out and it could take as much as twice as long to get there. We drove down the 27 last year, just for a nose around and couldn't believe how rough it looked in some places, with half finished developments all over the place. There is no way we would stay down there again.

FWIW We had a bad Villa at Indian Creek & would not go back there. At the time they were building a road so it was noisy too.
Our 2 favourites are Terra Verde & Crescent Lakes. TV was pretty new at the time & we liked the size of the house. CL was a fair way down Poincianna, but we loved the peace & tranquility down there. There was also loads of room between the houses so we had lots of privacy.
We always use www.disneypremiervillas.com
We also stayed on H27 last year & was impressed by the new developments. Posner Park, Applebees & Chilis.

We stayed at Lindfields last time in a nice Villa with a fence, but staying at Emerald Island this time gated with resort facilities so looking forward to that. Most important thing is to be in the Formosa Gdns area IMO.

we stay at Fantasy world villa which is on the 192 in Kissimmee..sept will be our third stay there it has a sercurity (sp) guard going around checking the resort so we felt very safe while there

Don't you worry about a fence around the villa anymore Johnny? I notice most gated resorts don't offer vilas with fences.

We do worry about that Paul, for us it is essential and most of the homes we have rented have had a full private fence around the pool.
Indian Creek has lots of villas with them.

When we stayed at Terre Verde this year the home was in a cul-de-sac and we had no neighbours on one side, just the large wall that joined onto the main road, on the other side the neighbours were distant and there was a high shrub all the way across.

If possible we always get one with a fence, but it thankfully does not necessarily mean the pool is overlooked if it does not have one. :)
We also try and get the address and postcode of the home before we book, so can view overhead images on the live.maps website.

A bit over the top I know, but just the way I am!

Yes, we are still looking for that perfect villa! All the ones we pick out have already gone. Has anyone stayed around Davenport or Orange Tree?
JohnnySharp, I'm sure that being the fountain of all knowledge you will come up trumps. Should get you on a Disney version of the Weakest Link, he he. :rotfl2:

Stayed at a very old development in Davenport many years ago, it just depends on where the villa is located, there are lots of different villa developments in this area, probably at least 30.
Davenport covers a very large area so the actual location of the villas can vary , depending on whereabouts you are looking at staying as many of the villas are a good 25 minutes to the parks.
That's becuase this area is south of the attractions.

Orange Tree I know little about...but that is North of the attractions and may be a similar 'problem' to Davenport.
Neither and this is just my opinion of course are in the ideal location for me, but I must stress that's based on my personal preferences.

Just to clarify Orange Tree is an actual villa development, Davenport is a small city within the Orlando area.

Have you enquired about any at Windsor Palms, Windsor Hills, Emerald Island, Terre Verde, Indian Creek or Cumbrian Lakes?

I read a lot of Johnnys posts after being allocated Southern Dunes (way to far away!) as a newbie on my first trip and found them a great help in my search for villas. Saw Emerald Island on my last trip and really liked the look of it, but couldn't get a villa with a fence unfortunately but have still booked to go there, in a villa that doesn't back on to any others. I really like the Formosa gdns area, so many restaurants to choose from and really close to Disney.
BTW booked from the villa section on the DIBB, plenty of choice on there.

You are right about Formosa Gardens , I have (as you know) been saying for years it's a prime location.

To be honest many, and I can understand why, like a nice conservation view and find a pool fence a bit restrictive, ours is purely for privacy, in an ideal world I would prefer an open aspect to the pool area and a nice view.
Joshua can get a bit 'excited' when he plays in the water so we do like the appeal of a pool not overlooked.

Thanks for all of your suggestions JohnnySharp. We have tried nearly all of the areas that you mentioned and they are either unavailable or out of our budget. Have got a couple that we might be in luck with so we are keeping our fingers crossed.
Will keep you posted on when we finally get one

Keep on searching sure you will find one, I suppose if there is a slight downside to the gated resorts I talk about you could find them more expensive I suppose.

After 6 months searching trying to find the perfect villa (location, budget .view) we have booked up at the Cumbrain lakes area 12nights 5 bedroom with pool heat & south facing pool. 850 pounds all in. :thumbsup2

Wass your budget? maybe i can push a few forward that ive already looked at ..

Has anyone had any experience with the High Grove community? It is at the intersection of the 192 and 27, which seems pretty convenient.

Thankyou to everyone for all of your suggestions especially JohnnySharp. We have found a villa in a gated community called The Sanctuary in West Haven overlooking a lake, the views look amazing. We will be driving so the distance isn't a problem. Am looking forward to the peace and quiet before the second week of parks!
Am way too excited already! :yay:

We stayed at The Hamlet in West Haven last year which is next door to The Sanctuary. A very good choice indeed! There is a Publix/Walgreens/McDs really close and Walmart on the 27 is about 10 mins away. We loved it and would certainly return.
