Hi Guys!

We are looking at buying about 150-200 points at VGF!We plan to start using the points once we have kids in about two years. Until then, we hope to rent our points. I have noticed people post in two ways...either price per point and also as a prebooked stay (for example Nov 21-27)....are there advantages to one vs the other? any recommendations! Thanks so much!

Specifically regarding your question, it is far easier to rent by advertising price per point than a fixed stay. Think about it...price per point applies to anyone who wants to go to Disney. A fixed stay only applies to people who want to stay during those dates. I would also suggest that as a new owner with a limited number of posts here on the DIS, you might also want to consider renting your points out through a broker. The upside is that it is easier, the downside is that you will get less per point.

Bigger picture, though, I'm curious about your plan. Is there a particular reason why you're choosing VGF over another resort or why you are buying now instead of when you're ready?

If this remains your plan, and you are new to renting, you might consider Dave's DVC rental. His service gets positive reviews here and he takes away a lot of the hassle of renting your points. You might get a little less, but your dealing with someone that has managed a ton of rentals, has the proper contracts, frequent supply of renters, and a known process that appears to work for both the owner and renter.

I have only dealt with them on the rental side (non owner side) but I was impressed with the ease of their process.

Why not just wait until you actually need the points to buy them? There is bound to be some resales within two years.
 

I have never used Dave's but have heard only good things, and if I were to rent points, that is where I would look. Doing it yourself brings in trust issues between renter and rentee (although I would probably rent them!)

Look at the differences in benefits between points purchased directly from DVC vs. resale, as Deb & Bill said, there is sure to be resales available in two years.

150 points, with all fees, right now will come in just under 23,000 (that's what I bought)

If you buy now, you can rent them out for 2 years, probably for about 6.50$ above the annual dues, so that kind of makes it come out to 137$ per point you would pay. This is far from a great ROI, but if you factor in what the price per point is likely to be in 2 years...

Someone with more knowledge want to venture a guess at what the PP will be in two years?

To me it comes down to whether or not you want your points "restricted" by resale terms. If you do not, and you are in a position to do so now, I would buy. If you are ok with resale terms, put the 23k+ somewhere low risk that will pay a dividend (a utility stock or something) then buy resale when you are ready.

We always like to speculate and were just wondering what some people feel the value of these point are now, and in the future. We have been trying to buy resale for BCV for quite some time but no luck. Anytime something is available, it get swiped! We are thinking with kids in the future, VGF will be great!

The value of the points will probably go down once you sign at the palm tree. Take a look at BLT, Aulani and other points to see what they are selling for on the resale market.
 
Personally I think VGF is a very adult resort I wouldn't want to stay there with young kids. I would look at BLT resale.

Have you not seen the gigantic Alice in Wonderland splash play area at the pool? Very kid friendly.

Having stayed GF 7-8 times from when DD was 15 months until she was 9 (when we bought DVC), I'd disagree. Spend any time there and you'll see plenty of young kids.

Oh I am sure they will go down when you sign.

If the OP is ok with resale, then it is certainly the way to go. If Direct points/benefits are wanted, I think it would be better(cheaper) to buy now than in 2 years. But its a crap shoot. You could put that money in an investment that doubles in 2 years, in which case the DVC purchase was a big boo boo , it could also get cut in half, in which case postponing was a mistake.

Me personally, I bought direct because i am using the points this year. In fact, I used exactly 150 of the 150 I bought. If I was waiting 2 years to use, I would have gone resale, because I am ok with the restrictions that go along with that.
