VGF 2013 Operating Budget

Looking at the VGF budget for 2013 covering 74 vacation homes, costs keep going up and when you think about the small size of the resort these numbers seem high to me.

To me that seems really high when you think about it only covering 2.5 months of the year.

There is 2.5 million points prorated for 2013. And since DisneyNutz purchased there he'd have the budget details in his contract or POS. Keep in mind that DVD will own most of the points and will have pay their share towards the annual budget. I imagine that DVD is projecting that like BLT, VGF will have more short stays than the older hotels. A lot of the expenses are shared with the cash resort, GF, and are based on the number of check ins and number of guests staying in a room. DVC rooms are larger and many members fill the room to capacity so the expenses were higher at BLT than expected. I expect the same will be true for VGF.

I would think the dues cost is on an annual basis, it will be pro-rated for 2013 based on use year and opening date. For example, if you have a December use year, you only pay 1/12 of the annual amount.

I think what disneynutz is talking about is the total operating budget for 2013 for VGF compared to other DVC resorts. VGF is opening on October 23, 2013, and the total Housekeeping budget line item for fiscal year 2013 is $1.4 million. By comparison, the Housekeeping budget line item for Bay Lake Tower for 281 vacation homes for the entire 2013 fiscal year is only $4,873,531.

VGF may have some initial start up costs that may inflate its operating costs during 2013. I don't think we'll be able to make a fair comparison of VGF's operating costs vis-a-vis other resorts until the 2014 operating budgets are released.
