VGC resale vs DLT direct

I am currently on day 36 of ROFR for my VGC contract. As I wait, I'm wondering about timing as to when DVC will update the direct price for VGC with DLT starting sales later this year. I would imagine that since resale is around $275-315 right now, direct VGC should be 25-35% higher? They will need to address it sooner rather than later and can't keep it at the current list price of $310. From what I've seen, they typically do not ROFR VGC (they passed on $235 several months ago). What do folks think?

Congratulations on VGC. Unless you got a crazy good deal on it, I think you’ll be fine. Though, 36 days is agonizing. VGC direct price point is meaningless IMO considering no one can buy direct anyways. And if they price it TOO high, it might have a negative impact on DLT sales because it may give people the impression that DLT is inferior, even though everyone knows it is. We bought VGC last March for $220pp when direct price was at $295 and Disney did not take it. It’s not worth it for Disney to even bother with such a tiny boutique resort.

I checked my emails it was sent February 28 and went through March 16
So 16 days it seemed much quicker but I wasn’t paying much attention since I assumed they would not take it.

lol no pool for me I spend all my time in the parks I love DL.

I agree. When I talked to the guide at VGC last month, she wouldn't put me on the waitlist for points at all. Basically, just shrugged on buying VGC direct. To me, DVC can now use the a direct sales price for VGC as the upper limit of how much DLT can be priced. So if it's less, it can be a "bargain".

Disney will probably be happy if people compare the DLT prices to the VGC prices. The DLT price per point will so much less than VGC direct prices it will seem like a great deal. Of course, DLT will also probably have the most expensive point chart of any DVC property so it won't be as good of a deal as it seems.

I think it’s about optics and perception. If Disney were to raise the price of VGC direct to $375, it would probably make the very small minority of VGC owners very happy. But that would come at a cost of the vast majority of other owners that own everywhere else. Is VGC worth that much? Debatable considering the extreme supply/demand imbalance at DLR. But that kind of price disparity would have an indirect impact to Disney’s other 16 properties that are also considered deluxe. Besides. Once DLT opens and introduces 350+ more rooms to the supply of DLR, I think it will stall the precipitous rise of VGC prices, at least temporarily.

I just paid $289 a point since I really love DL and want to stay there.
It’s an amazing resort and your right at the park.

Once the new DVC opens you’ll have another option but not as good.

To me whatever the price is it’s a good price weather it’s 300 or 400 a point since there is no other option.

Have to answer your question with a question-- have we seen anyone post a recent purchase for VGC direct? Some have posted being on a waitlist for direct. I couldn't even get on a direct-purchase VGC if I wanted to.

Can't recall the last time ROFR was exercised on a VGC resale, but 36 days does seem a little longer than usual. If today's resale price was at $235 pp (as opposed to several months ago) maybe DVC is seriously considering jumping on it...

They only get more expensive. You'll be kicking yourself 2 years from now for not having bought at $295pp! It's just the way these things go.

I think we are already seeing signs of this. There’s currently 44 active VGC listings on the market(some may be duplicates) but still… that’s far more than I’ve ever seen listed at once. I think most people who would be buying are currently on pause while waiting for DLT news. But watch DLT price and/or point chart come in higher than expected and those VGC listings will be absorbed almost overnight.

All those VGC listings isn’t surprising. The price is the highest it’s ever been and I could see many owners being tempted by the profits. On the other hand, VGC lovers know a good thing when we see it. While DLT offers many exciting potential, VGC owners know that it won’t hold any weight against all that is the Grand

I bought VGC direct in 2020. I had been on the waitlist for a couple of years, when I finally got the call. I don’t regret it, resale is now more expensive than what I paid for direct at the time. My guide told me that the waitlist was so long, they weren’t going to allow any more names to be placed on it.

The salesman we spoke with Terry Roe followed up to let us know about the upcoming DLT project. I was elated! He mentioned that we should buy Aulani from him in order to have priority. We did not purchase this and still don’t own DVC (the shut down obviously distracted us etc). So here is where I need help. I want to buy a 2 bedroom contract at DLT when it is on sale. What are my odds of getting this? Will
I have low priority due to not being a DVC member? We aren’t interested in owning in FL because we don’t like traveling there. Additionally, I tried calling Terry last night and the phone just kept ringing and did not go to voicemail. Should I call DVC to get on another sales agent’s list? Help please! First...breathe. Disneyland Tower has only just gone vertical and it will be many months before it is on sale. When it goes on sale, it won't sell out immediately and you won't have to be a DVC member to buy. Existing members will likely have early access to purchase just like we do with VGF right now but it isnt a huge deal. I wouldn't fall for the sales pitch that you would need to buy Aulani from the specific guide to have 'priority'. That's a hard sales tactic. If you want to add Aulani buy it on resale, save money, and you will be able to add DLT during the initial sales to existing members. There's no reason to buy Aulani direct.

You can also buy VGC on the resale market if you would prefer that resort. I purchased VGC initially in 2020 and again in 2021 on resale. There's quite a few contracts available now whereas they were rather scarce the last few years.

As for DLT, you won't buy a 2 bedroom contract per se. You will buy a number of points that would be used to book a 2 bedroom at the times of year you're likely to travel. Take some time to check out the various seasons and point charts. You can use the VGC chart as a general overview. Familiarise yourself with the amount of points you will need. New members have to buy 150 minimum direct.

There's zero urgency.
