VGC has skyrocketed! 335 per point

XXX has a VGC contract listed for 335 per point for a 100 point contract.
That contract has been on the market for a couple of months now, so I wouldn’t attribute it to VDH. There’s only 3 VGC contracts on the market, with the other 2 coming online in the past day or so in the 270s.
 

You could reference the $310 Direct as a negotiating tactic. $335 seems ridiculous to me. I’d rather take my chances with a Disney waiting list than pay anything near $335 resale. (I wouldn’t pay $310 Direct either). To each their own.
 
I wonder how long you have to drink the water in California before the real estate market makes any sense?
 
Wow…. If i lived in California and owned VGC at that premium, I would sell my VGC contract and swap it out for a direct VDH contract…

I get that VGC might be more appealing to some, but seriously….
 
Who would pay that!? It’s listed on the DVC add on tool at $310 DIRECT.
Officially, VGC is $310 per point.. unofficially, it’s not for sale. I’ve called several times. They won’t even put you on a waitlist. They very rarely ROFR VGC contracts. As the listings get closer to the 300 mark they definitely won’t ROFR anything. If VGC goes higher than direct Disney can’t sale it because it would be at a loss.

It is possible that they are about to unleash the ROFR monster on all the contracts that just sold in the 140 range… I could actually see them doing that to push customers towards VDH. I don’t know if they will buy anything above 170 though.. unless they raise the direct price of VGC… which is also possible.

Understood. If they aren’t able/willing to sell VGC, they shouldn’t list it as an option. I guess they want to show the VDH buyers what a deal they are getting. Slimy.
 
Yeah, pretty sure I would just take my chances with VDH and purchase a small add on. If VDH turns out to be really well liked, then VGC may become somewhat affordable again. Even for a new purchase 100 points at VGH would be nice to have to visit DL. I think I'm out at this point for VDH mostly because I don't think I would visit regularly and just rent a hotel if I ever do visit. It does look like VDH is going to be really nice though.
 
Yeahhh I'd hope people have some sense. VGC obviously normally has high demand but the market is just being reactionary to VDH news. After a few months VGC prices will stabilize again and likely settle in mid 200s-270s.

About as long as it takes to drink the water in the 6 states which have even higher median house prices than California which are - Hawaii, Wyoming, Massachusetts, Alaska, Connecticut, and Washington (the state.)
The deal with VGC is that there are only 48 villas (71 if all lock offs booked separately.) Compare that to say Riviera, which has 341/489 villas - basically you would need 7 VGCs to make 1 Riviera.
The effect is twofold, first VGC villas are almost impossible to book, you need to own there if you plan on staying there w/ any frequency which drives demand. Second, there are far fewer owners of VGC, thus there’s lower potential supply of contracts for sale. A couple of days ago when I looked at the 12 DVC resale brokers there were 4 VGC contracts for sale, today there’s 1 VGC contract for sale.
Although I’m a native Californian, I’m not interested in buying either VGC or VDH, but I get why the prices are higher, it’s the same reason BC has always been higher than BWVs on the resale market.
Whether this particular $335 VGC contract will sell at that price 🤷‍♀️. I’ll be an interested bystander watching the sales prices on VGC resales & the direct sales numbers on VDH.
