I think that's the best strategy for staying at VB. Owning there with the dues factor is just too much, especially when you can always find something/anything there within 7 months. Exception being the 3 bdrm cottage because there are so few of them.
 
Well, the last sentence though! 🤣 And unlike @DonkeyHoTay, I don’t live a short drive away so picking up the random weekend here or there wouldn’t work very well.

I mean, if I want to talk myself into this, I obviously can. I’m not sure I want to though.
In all seriousness though I would at least give it some time to hunt the market for a VB sub. Maybe not a foreclosure though. Look at the broader market thats not dvcforless. https://www.redweek.com/timeshare-companies/disney-vacation-club/points-for-sale#postings Redweek can be decent. There are FB groups for selling contracts too.

Yeah, some good thoughts. It has also occurred to me that if these are going to be points solely dedicated to beach cottages, I could look at a different UY too (as much as I still wouldn't love that).

I agree. Even though I am not pro multi UY. You wouldn’t be wanting to use these anywhere else anyway. And if there is a rare rare occasion you would then you could do your one transfer. Another UY is well justified for a sub contract at VB. (Providing the buy in cost is also good)
 
I have had all the same thoughts - I am about a 3 hour drive from Vero Beach and we loved it so much. My half baked plan my wife has not signed off on was: we pay the up front resale purchase, but after we find a group of people who would want to do annual cottage trips. We agree to split the dues for points used on the cottage trips and then go with the same people each year. Seems like a fantastic annual beach trip idea...just need to get my wife on board with it!

How many people does the beach house sleep? I’m 90 minutes from Vero also, but I’m inland, the beach is a treat for us. We had looked at buying a condo in Coco but the insurance premiums on the coastal property is stupid.

12. But, that includes two people on the pull out couch in the living room. And, unlike stays at WDW, you’re probably spending more time in your room. I probably wouldn’t want more than 8 people in there personally.
 
You need a spreadsheet. A very detailed spreadsheet. Cash vs points. Points at VB vs elsewhere. VB dues increase historical info included. SUB vs Non sub. Non sub did sell for much more if IIRC.
I've made one & it talks me out of VB and HH every time. I've made a few very aggressive offers for HH that were rejected so I'm still considering it. There's even a few super stripped point contracts out there that if the seller were to reimburse for missing 27 points would be CHEAP to buy. But then the ongoing dues...
 
An unrelated question I’m thinking about but just want to confirm. If you have 2 contiguous reservations for the same room, one made with home resort priority and one made without it, can you have those reservations merged? I’m pretty sure you can, but have never done it.

And, yes, I keep thinking of ways to make this work. Thinking of how it could work if you reserved your beach cottage with VB points and then tried to pick up days during your stay with other points and then merged them with the nights secured with VB points.

Yes, you can do this. I'm not sure what happens with the contract locks and number of points afterward (I was too afraid to modify and try to figure out if it remembered which were used in the 7-11 month window), but I can confirm I did this with OTUP.

Thanks. Yeah, I would assume everything would get locked if even some of the combined reservation was booked with home resort priority.

Ill just echo comments here, other than the beach cottages you really don't need to own here. (I suppose you could make a strong argument you do if you want to guarantee New Years or another "hot" week every year you do). As cruises become more popular this might change, we will see.

I always thought Vero was a good resale purchase if you were going to finance, low upfront costs with increased dues can come out ahead of interest charges.

Its really a nice place, good luck if you decide to go for it! I've done this analysis many times as well, but haven't had an issue booking there yet, and unless you find it for under 30ish, doesn't seem to make sense (unless you want that cottage).
 
Just adding to this thread. Been playing around on the DVCRM Instant Sale tool for VB. I am actually quite surprised what they are willing to offer with instant sale on some of the hypothetical contracts I input in.

Depending on the size, they’ll pay $40-$50 for fully loaded contracts, in the $30-$40 range for partially stripped. They don’t dip down into the $20-$30 range until you put in fully stripped contracts.

It seems to me that the ability to use these points outside VB must be keeping the price/point artificially high. I guess people see that low buy in price and go for it.

Making me recalibrate what I think would be realistic low ball offers. Which makes it even harder to justify buying VB points. Not impossible 🙂 but definitely harder.

The other question is ROFR... Disney did pull one or two low priced VB contracts last year... how low are they willing to let the price go is a real question..

I think the instant sale price is as low as it is because they figure ROFR will take it.
