VDH Points Chart is Live!

The dues are $9.06 per point and the Transient Occupancy Tax is estimated at $2.73 per point in 2023 and $2.82 per point in 2024. There may also be parking fees at VDH as well, but we haven’t received any specifics on that yet!

And in case anyone was thinking about when they can book:

Members who add-on at VDH can make reservations with their new points before all other members starting on May 16th! All other members must wait until July 27th to book with their non-VDH points.

That is good information. I just think that you are already spending around 400 points a week for a 1 bedroom then you are having to pay $1000 in just taxes???? I am wondering if people will buy not understanding what this means? I think VGC will get very busy and almost impossible to get now with the amount of VDH buying and then realizing that they could get a lot more value out of their points with their neighbor across the street
 
With the $230 per point price....I am definitely glad I decided to go with a VGC resale for not much more. We don't get the extra "perks" since it's not direct, but I think getting the better (to me) hotel is the bigger perk. Glad I didn't wait around to see what VDH prices would be since the available VGC contracts for sale keep dropping.
We are waiting to close on an Aulani resale and was planning on going in on a direct VDH contract. VGC is looking much more appealing right now. We would handsdown prefer to stay at VGC! Was just hoping to be satiated by VDH specs and meh. Husband might be ambivalent about contract length. We will likely be on the other side by the time VDH expires, so it would benefit the kids and grandkids if anything. lol
 

Re-sale of VDH is going to be appealing down the road. Obviously it will take some time for it to be around long enough to have contracts on the secondary market, but I would imagine it would eventually be sub $200/point, even with the high dues/taxes+parking costs, it would still be an option for people in California. Personally I don't think the California parks require nearly as much time, so a small contract could still work out nicely and for people that live on the West Coast already, most of their stays would already be geared to visits to Disneyland, so the re-sale restriction won't matter so much. A main factor that kept VGC prices high even on re-sale was the scarcity of availability, with VDH we won't have that, which should decrease the value a little bit more. With that being said I think anyone considering VDH will need to focus less on the price per point and more on the annual dues/taxes, because those are going to add up to a significant amount of money over the life of the contract. For people disappointed in not getting in on VGC recently with the prices of re-sale dropping, I still think within the year, we could see prices come down again on the re-sale market and re-visit their recent lows. Until we start seeing Disney exercise ROFR again, and the freshness of the VDH news goes away, the uncertainty of the economy could certainly keep prices low for awhile.

I hope it turns out that whoever calculated that TAT was doing it wrong. 15% of the cash prices for those villas wouldn’t be that high, would they?

I mean if the cash price is $800 for a studio when I last looked. 15% would be around $120
Any idea what the points cost for a studio for that date is? I don’t have access to the charts right now to try to calculate it myself.
 
They can change the point charts to reflect more seasons. However, they can not change the nightly requirements more than 20% from year to year…that is why some reallocations take a few years to accomplish it.
Drusba had a post that disputed the ability for DVC to add seasons. It was reasonable and factual and likely indicated that DVC fudged on that one too.
 
Any idea what the points cost for a studio for that date is? I don’t have access to the charts right now to try to calculate it myself.
it was 26 points for the preferred. so tax would be around $55 for just the one night
I was looking for 2-bed was 69 points and $1900 per night on weekend. So tax would be around $150 for one night

This can’t be right. The TAT at Aulani only comes out to around $12/night for a hotel room. And the TAT that’s baked into VGC is something like $0.59pp. Something is off.
 
Can someone clarify? Is free parking for DVC members part of the POS or is it a perk that can go away at any time? Can DVC institute additional charge for parking on top of annual dues? Can Disney eventually institute this at all DVC resorts and not just VDH?

There are many out there saying the TAT is going to be $2.73 per point not the 0.59pp that you have seen, so the tax rate is 5x more than what was "normal"

But then how can they charge that at VDH and not VGC when it’s a city of Anaheim tax?

At WDW, VB, DHHIR and AUL, parking lots & garages are part of the “common areas” of the resort, and owners pay for them in MFs. So owners can’t be charged extra to park there. At VDH, if there’s no parking lot or garage that’s part of the common areas owned and maintained (at least partially) by the VDH owners, then free parking would be a perk, and it sounds like VDH owners aren’t getting that. I don’t know whether the lot/garage used by VGC guests is supported by MFs or not. If no MFs go to support it, then free parking is a perk and can be taken away.

When they built the VGC wing, they added several levels of underground parking under that wing, but it is used exclusively for valet. If you're staying on points at VGC, you can park for free in the same guest lot as cash guests (located across Disneyland Drive, next to PPH).

Thanks. Where do Disneyland Hotel guests park? Does the hotel have its own garage or guest lot?
 
DLH has a parking lot pretty much in front of the DLH entrance.
So maybe that’s why the footnote was so vague - owners “might” have to pay for parking. Maybe they’re still negotiating whether or how much VDH owners will contribute to support that lot!
