VDH discount

Did anyone notice that in today's email (the one with the new VDH video), it says that the typical price is $22700 to $60100? I don't know if these prices usually include closing cost or not. If not, it seems that for 100 points, it is $227 per point. So a $3 per point discount. If this includes other costs, then it would be a better discount for just 100 points.

Maybe the $60100 is for 300 points? That would make it about $200 per point. So a $30 per point discount? This actually sounds pretty good to me!

Are these prices usually for new members? Would that mean that the discount would even be better for current members?

Maybe these numbers do not mean anything. They could be using something like 95 points to 305 points without discounts and including other costs and rounded it up to make the number look better… I have not been watching DVC prices for long enough to know about this. Does anyone know if the prices they announce usually have some indication?

Those prices would be great! The guide told me that any discounts would not be announced until the first day of sales. Current members should receive a better discount than new members.

Here’s hoping that the substantial majority of us discussing our plans here to skip VDH and load up on WDW resale instead nudged DVD to throw in some more aggressive incentives. 😛

Bob, if you’re listening, if I can get 150pts or less below 200/pt I’ll probably do it.

In all seriousness, I’m not expecting that to be possible…as a SoCal local, having last minute booking flexibility with a hotel stay is more valuable to me unless I’m saving a *lot* with DVC…I already have 200 direct points, so time to go bargain shopping at AKV.

The minimum has now been lowered to 100 points, so that $22700 is most likely coming from that…

It would indicate maybe a $3/point incentive…or, it’s referring to that in relation to other resorts, as we will see them go to $227 soon.

They have indeed used numbers that didn’t necessarily apply to the resort itself, buy for membership in general.

The minimum listed is usually:

[minimum new member contract size] * ( [lowest base rate available across all resorts] + [expected fees, such as closing, maybe even year 1 dues?] )

So right now, that's 100pts contract * ( $217/pt base rate for RIV/VGF/AUL + ~$10/pt in other fees ), or 100pts * $227/pt

A month or two ago, the minimum contract was 150pts and VDH's $230 hadn't been announced. The minimum expected cost was listed at $34,100, which also works out to $227/pt despite only $217/pt base rates.

This. Exactly. No news here.

Now that we know the prices for existing DVC members, what should we anticipate the prices and incentives to be for new DVC members once it opens later this month?

Great question! Would love to hear from some existing members who might share their experiences with their first incentives/first direct purchase compared to subsequent direct purchase incentives.

Here's what they had for Riviera and VGF2, for reference.

Yeah I doubt VDH will be discounted more next round than what it currently is right now.

Thank you SO much for the detailed info. It answers my question very clearly. I really appreciate that!

great answer, thanks!

What is the current going rate (after discounts for 150points, etc), do they still have the magical beginnings, or other. I think I remember it worked out to be down around $185pp after all the discounts.?
Trying to do the math on if a 150 (50x3) contract is worth doing over just a simple 50pt with no discounts, and what the bottom-line is if financed vs not.
50pts at $230 ($11,500) vs 150pts at $185 ($9,250 per 50pts) could be well worth doing (saving $2250 per 50pts could be worth financing)
This may be a better place to ask...

Am I insane to finance just to get the points cheaper? (50x3, I could sell down the road if I wanted/needed) The Sept 11 deadline has me spinning in circles, because if its something I'm gonna do, I got about a month to figure it out. lol
