I just purchased my first direct DVC contract - 150pts at VDH. I logged onto the DVC portal for the first time to see availability for the rooms that can accommodate family of 5. I was shocked to see there is basically nothing for the next 11 months and am seriously considering walking back the purchase. I reached out to my guide who indicated that as more contracts are sold, more availability will follow. Is that a thing? I would have thought it can only get worse. Obviously they are incentivized for me to not cancel.

As more and more contracts are sold, more inventory will become available. Disney does not declare the entire inventory into DVC at once because they might as well sell the rooms for cash while people are still buying the property. We won't truly know what the availability for VDH will look like until it's sold out.

Now, it's one of only 2 DVC resorts at Disneyland so it should not be that surprising that the resort is very popular and nearly everything within 7 months will be gone, but I imagine if you're actually vigilant about booking at the 11 month window you should be able to grab what you want. Unfortunately 1 and 2BRs are in short supply at VDH. If you only ever plan to use the points at Disneyland you could consider rescinding and then purchasing a resale VGC contract.

I would rescind.

it is true that as more contracts are sold, more of the "larger" villas will be declared. However, that means that more people own points, and so the competition for those larger villas will be about the same.

The only rooms at VDH which sleep five are the 1BR villas and above. There are about 340 "keys" at VDH, and only 41 of them can sleep five or more. I expect the competition for those rooms to be intense. If I had a family of five, I would not buy there. $30K is a lot to spend on "maybe I will get a room."

The exception to this: If you can see yourself using two studios, then it should work out. That won't be that many more points than a 1BR, though it will be less convenient.
 
Did your guide offer you a "Welcome Home" reservation? Usually this is offered to new buyers when they purchase and want to book a reservation. Sometimes...... they will pull undeclared inventory out that they have to satisfy a new owners request, but this isn't guaranteed.
 
If you choose to cancel I would STRONGLY recommend mentioning that lack of availability can also be coming from people booking rooms and then renting them out. "spec rentals" There are a lot of VDH reservations up for rent. Very sad that you can rent from an owner but cant book yourself. I was also shocked by lack of availability after purchasing. I chose to keep my purchase but it grows exceedingly frustrating to see how the rental market can affect my ability to book rooms.

This is the only reason I was able to book a room for my granddaughters bday. If there was no welcome home stay I wouldn't have been able to use my 60k purchase to stay due to no availability. Doesn't help for future needs though. :(
 
5+ does limit your room options making it essential to book at your 11 month priority. It is unfortunate they didn’t put the extra single murphy in the deluxe studio, having so many of those available. Will have competition for one & two bedrooms but as owner myself it hasn’t been too difficult to book at 11 months for what you want.
 
As an owner you need to know VDH has a separate search for accessible rooms. If unable to secure a regular room, there are hearing only accessible that are near identical. Believe also still have to search accessible for the declared grand villa.

Like others have said, I would also recommend rescinding.

The ratio of available rooms in inventory (about 50% of all rooms) to sold rooms/points (about 25% of all points have been sold) is probably as good as it will be between now and when the resort sells out. It is definitely better than the sold out ratio.

There might be blips of availability improvement in the future (plus seasonal variation), but I think general 1BR/2BR availability will be worse in 5 years than it is today.

It does. VDH is particularly studio heavy as that is the current model DVC has been doing. VGC has more 1 and 2BRs relative to the number of studios there are compared to VDH. If you absolutely need the room for 5, which is seems like you do, you're better off doing VGC. Not to mention you won't have to pay for transient taxes when you check in since those are already baked into your dues. You'll be in a better location as well.

The only argument I'd make for VDH is if you wanted to use the points at future new Disney resorts, you'd have that flexibility to do so with VDH but otherwise resale VGC is a slam dunk.

Surprisingly, yes. VDH is extremely studio heavy.

VGC has 23 1BR LOs
VDH has 1 dedicated 1BR (don't think it's been declared) and 18 LOs total (including undeclared units).

VDH can have a friendlier point chart for 1BRs, but VGC 1BRs tend to be the easiest to book given how points-heavy they are (usually ~2x studio).

That is an important point. VDH can definitely have a friendlier 1bd point charts
