We are thinking of renting a vacation home. With 4 children under 3 years old, we would like to have space, a private pool, and quiet time when needed. We are planning on bringing extra hands (potentially 12-14 people total). Does anyone know of reputable vacation home communities. How soon in advance do you need to reserve? Does any of the homes offer cribs/highchairs?

A lot of them have cribs/highchairs. If I were you, I would specifically look for houses with a fenced yard and with the security alarms for the pool.

Many houses have Disney themed rooms for the kids that are very cute. Some of the houses have gamerooms (pool table, ping pong, etc.)

You'll love the extra room and access to a washer/dryer (you can pack much lighter that way!).

When our kids were small, we liked taking off every other day from the parks to give everybody a chance to rest up and just hang out by the pool (maybe go play a little putt-putt golf, etc.).

VRBO is Vacation Rentals by Owner. I haven't used this site, but lots of people on here have. There's a huge selection there - you can find EXACTLY what you want.

We used Florida Leisure earlier this month and were very pleased. They have videos of the houses on their web site so you know exactly what you are getting. I called several times to ask questions about different houses and they were always very helpful.

I actually own a villa (only 4 bed 3 bath, so not big enough for you).
I would just like to say on behalf of villa owners, that I know, that we are willing to answer as many questions as you wish to ask to put your mind at rest that you are choosing the correct villa for your vacation.
If you have specific requirements, just ask, if that owner can not accomodate you then perhaps they know of someone who can.

High chairs/cribs - most management companies are able to provide these items for you.

If you have 12-14 people coming you really need to book a fair way in advance. Our 6 and 7 bedroom homes tend to book out 12 months plus in advance. There are always some gaps to fill in so it is possible to get one at short notice but it is always better to book as early as possible for what you really want.

We just got back last week, but I'm already planning for next year and I think we'll try a home. Due to my husband's job, we always have to make last minute adjustments (usually just a week or two) and I'm a little afraid of the cancellation policies. With hotels I have up to the day to make changes, but some of the home sites talk about canceling before 3 months.

All that to say, I'd be interested in how your choice works out.

Have you thought about booking a hotel (one that you would be satisfied with) and waiting until 4 to 6 weeks out to book a house? True, the selection is less, but I have seen some incredible deals for last minute bookers (and VRBO is loaded with houses).

I'm not too sure this would work with me, because I'm a compulsive planner, but it might be something to consider, since you have a possibility of having difficulty with your dates.

Actually, I'm kind-a stuck with my situation. Hubby is an Electrical Engineer and things just blow up at the last minute. This year Hurricane Lili struck and we had to postpone THE DAY BEFORE WE WERE TO LEAVE. Needless to say it's rough on the kids!
We've even had to stop flying (costs too much to reschedule tickets) but driving isn't a problem now that the kids are older.

The worse that could happen is I'd lose the deposit (or pray for a merciful home owner!) OR we'd have to go w/o hubby and he'd have to catch up when he could.

I looked at the Florida Leisure site and the homes look very good. I think the fine print said they MAY hold the deposit and apply it to another date. That wouldn't be so bad, as we EVENTUALLY get there every year.

I'd like to hear from anyone who has stayed at one of their homes.

Simply put, if a guest has to cancel a reservation we always allow the deposit to be applied to a future reservation within a one year timeframe.

Now, put yourselves in our position for a moment:

Anyone who cancels a reservation at short notice effectively causes a major problem because it becomes very difficult to rebook the home. This causes lost income to the homeowner and also to ourselves.

We do understand that life throws up all kinds of problems and we do try to treat people as fairly as possible but if you book a home in the knowledge that you are 95% certain to cancel your booking, we'd rather not take the booking to start with.

The thing you need to understand is these homes are owned by private individuals and not large hotel chains who can stomach the loss. Any cancellation directly affects the individual homeowner in a financial sense and it is always extremely frustrating to them when this happens as they could have taken another booking instead. Effectively they have lost two incomes - that's how most owners see it !

Vacation homes are a great way to visit Florida but the experience is different to a hotel. In short, you are dealing with real people and real investments........not some large hotel chain that can afford the luxury of people cancelling at a whim !
 
I certianly understand the home owners position, that's why I was saying that my situation is MY problem.

Please don't misunderstand, I'm not complaining about your policy, I'm just trying to figure out if I can try a home next year instead of a hotel.

Hope this helps, we were most impressed. They have a good seletion of villas all with pools and 3,4,5 and 6 bed houses all over Orlando and by the coast.

We just got back two weeks ago from our stay at a Florida Leisure home. It was our first experience with renting a home and we loved it. We had a four bedroom with two bathrooms. The house was very clean and fully equipped with towels, dishes, utensils and cookware. You do have to furnish your own paper and cleaning supplies and you do have to clean up after yourselves. If you rent for seven days, a three hour housecleaning after you leave is included in your rental. Since we had a washer and dryer we packed half as many clothes as we would usually take and didn't have to haul dirty laundry home. Having your own private screened in pool and patio is the best.

We took pictures of the inside and outside of our house and several coworkers of mine were quite impressed and wanted to know who we rented from and my daughter had the same reaction from people where she works.

We are already talking about our next vacation, and we would definately use Florida Leisure again.

I really like hearing those "Been There, Done That" stories. They build confidence. I've poked around the FL site and the houses look great. I think we will take a chance on them next year. I REALLY like being on the west side of 192. Probably the worst that could happen is that we'd have to reschedule and not get the house we picked or move the dates a bit. But, I'm getting pretty good at that. :rolleyes:
I'm getting kind-a excited about this! We just got back so I've got to wait a whole year.

We've rented houses in Kissimmee either 4 times I think. All of the houses were in the Lindfields development on 192 West, about a 7-10 minute ride from Disney property. I believe the company we used was Styles Estates, though they were called something else when we first used them.

Our experiences have been flawless every time. Anyone traveling with a large family or more than one couple/family traveling together couldn't do better. The houses are very spacious, clean, and well-maintained. I don't care what hotel you stay in, there is no comparison to putting the kids to bed in their own rooms, closing the doors, and relaxing by the pool or in the living room (often with a VCR). And if you are splitting the cost with others, it ends up cheaper than all but the lowest end hotels. For example, we once rented a 4-bedroom house with my mother and mother-in-law. They each had a bedroom, my wife and I had one and my daughter had one. We split the cost, about $120 per nite, 3 ways so it only cost us $40 per nite!

I absolutely recommend it. And if you have too many people to fit comfortably in one house, rent two that are close by. That is easily doable down there and we have done that as well.

I wanted to add another endorsement for Florida Leisure. I'm a little slow getting my trip report out, but we rented a four bedroom vacation home from them Oct. 5th - 12th. There were 6 of us, 4 adults and my two year old twins. It was unanimous that the house was the best part of our vacation (and the people I went with can be very hard to please). I was very apprehensive before we went, but the home was beautiful and convenient to Disney and all the area attractions. Florida Leisure was extremely professional and accomodating. I wouldn't hesitate to rent from them again or recomend them to others.
 
After a really hard and somewhat horrible day, it's wonderful to come home and read that someone has appreciated our efforts. Thanks for that tw1nsmom - I will point your post out to everyone concerned tomorrow and tell them that they are getting it right !
