We are putting ourselves on the wait list for a resale from Boardwalk. Hopefully, one we like will come available soon. My problem is that my family would like to vacation this summer. I am afraid that by the time we could close all DVC properties may be booked. If that is the case, is it possible to just stay with points elsewhere on WDW property like Yacht and Beach Club? Is it hard to get a room using points at one of the WDW properties if the DVC properties are all booked? Is there a time span in which these reservations would need to be made in order to get a room? Any help would be greatly appreciated

Through a resale, you will not be able to make any ressies until after closing, and closing usually occurs about 3 to 4 weeks after the contract of sale is entered into. It is possible to get ressies on short notice at a DVC resort and summer often has openings such as at OKW. If you cannot you can also reserve a Disney hotel using points if you book 3 days or more out, but that is subject to availability. Also, you cannot use points within the last 60 days of the use year for a Disney hotel.

We closed with The Timeshare Store back in October. We only had to wait 5 business days after closing to make our reservations! We did not even have our membership number but MS just asked us a few identifying questions and our first ressies were made! Good luck and hope to welcome you home soon.

Can you please help me to understand not being able to book Disney Hotel during the last 60 days of your use year? We're in the process of buying a resale with a March use year. Does that mean we couldn't ever book a Disney Hotel for January or February? Help! :)

With a March use year- you can reserve a non-DVC resort for Jan or Feb- but you can't make that reservation DURING Jan or Feb (the last 60 days). You could make it in Sep or Nov without problem.
The reason is that DVC must have time to use those points at a DVC resort- thus the 60 day "rule". You may still make a DVC reservation during that time- depending on availability.
