If a resale contract with a use year of December has 100 points for 2022 does that mean the points are good until November 30, 2023 and that they can be banked up until July 31, 2023?

If they are banked they would have to be used by November 30, 2024?

Yes! For a December UY, the 2022 UY points are valid 12/1/22 - 11/30/23 and need to be banked by 7/31/23. Those points would then be in the December 2023 UY and good 12/1/23 - 11/30/24.

In a seller's market, you may need to pay for those MF's (2022), however it's really a buyer's market so IMO I'd put in an offer for the seller to cover 2022. Good luck!

Thanks. I will not be buying until February at the earliest. I have a nice check (from accrued vacation days) coming and I plan to use that. I am considering it fun money to do something for us.

I thought about a boat, an electric vehicle or just a new car and decided against them so DVC really meets a nice retirement present for me and my wife.

We're 27 years DVC. Just returned two days ago from a three week trip and our son and DIL joined us for a week. We did a similar vacation in May.

FYI - there are NEVER enough points LOL! Congrats and enjoy your retirement!

I actually looked at DVC when Boardwalk was put on sale. I would have loved to make the purchase but at the time we were a 1 income family in NJ and it just was not financially possible

Now our finances are significantly different.

Our biggest sticking point is all based on what to buy not can we buy.

There are pros and cons at each resort. We don't own BWV or Poly but gravitate towards both and are waiting for Poly2. BLT is a great resort and growing on us. We put our son and DIL there in a 1 BR Lake for a couple nights last week. I didn't realize they had two bathrooms and an amazing laundry room as we've only been in 2 BR's there.

We find as we are a bit older (hate to admit it), our beloved OKW is wonderful as we park in front of our door. It makes moving in/out a breeze and the large, sunny villas are like home. We love Jambo House for resort vacations as the pool is so lovely.

Don't hesitate to buy two different resorts if you can't decide. Lots depends on UY, when you travel, what you HAVE TO HAVE and what you don't and can take a chance on getting. MF's won't ever stop going up of course, so getting a resort with a lower MF isn't a bad idea if it is the location you want. However no savings is worth it IMO if you don't love the resort.

We make 11 month reservations so we always have a reservation and change things up at 7 months if we wish. Sometimes I think there are too many choices LOL!
 
Prior to starting this process I spoke to my daughter to see if she was interested because I figured it would pass to her. She loved the idea so I started looking at resorts with expiration dates beyond 2042.

She is wavering now because she is not sure she wants to go to Disney all the way out to 2060 and beyond.
I told her no problem give it some thought we have months before a decision is made.

Since my wife and I will be 85 by 2042 that opens those resorts to us if my daughter decides she would rather not have DVC ownership

Makes decisions even more difficult

We sold quite a few 2042's in the past year when the market was high and flipped for 2057. We also have a direct OKW 2057. Regardless if you use it, your daughter uses it or more importantly, you decide to sell (or she does), a 2042 will not have the value of 2054 (SSR) or 2057 (OKW and AKV) and greater years with other resorts.

2042 contracts expire in January 2042, so really have to be used by 2041 and no one really knows how it will *go down*. Those 2057's will be desirable at that point IMO. Either way a longer contract is a safer bet IMO if you want to resell it down the road.

Copper Creek and Animal Kingdom

But is we decide 2042 is fine with no plan to ever sell maybe Boardwalk and Boulder Ridge

Bringing 2042 into the equation can even put Boardwalk and Copper Ridge on the table since it leaves my daughter one potential resort if she has a change in plans

Since I have time this is actually fun to do the research and get other opinions

I work with 6 DVC owners that I know of and they enjoy discussing the options and giving opinions. I have about 20 days left to discuss it with them

DH will retire in about a year so we will be continuing to require as many points as possible for the next decade. Our son and DIL are big DVC/WDW fans so if we have to run the clock on the last couple 2042's we will consume those points.

If BWV goes cheap enough we may pick up a small contract as we always seem to stay there anyway...

If I had to make a choice between AKV and CCR it would be CCR (we own AKV and have owned BRV) for location.

Make sure the 100 points in Dec '22 UY are not banked from Dec '21. If they are they can't be banked again so would have a set expiration date of Nov 30, 2023.

I am leaning towards CCR. Besides BRV being a separate building and slightly more isolated what do you think about the two

If Poly had. 1 bedroom that would be on my list also

That is absolutely a question I have on my list.

Shopping for a DVC resort reminds me of the research I did when I bought my first dog. I hit a home run with that purchase. I hope I am as lucky here.

Jeopardy had a row of questions on dogs and I answered every question before anyone could buzz in
 
Personally, I would go with BRV which is being upgraded now. The private building with larger villas and private pool area is very *old DVC* (in a good way). The small lobby has a gorgeous fireplace, leather chairs and a few surprises. I hope they just update the lobby a bit and don't really change it. We originally bought this resort in 2000.

One of the nicest features of CCR/BRV is the fact that it is more difficult to get to so there are way less people just wandering around which makes it a more private resort. Last week we ate at Whispering Canyon and Story Book Dining at Artist Point and enjoyed the Christmas tree and gorgeous lobby without the noise.
 
We are looking to buy at CCR because we love the WL and our favorite time to go to DW is Christmas and want to make sure we can get a reservation 9 months out. The long contract is the deciding factor, even though I love the pictures of the remodeled rooms at BRV. Are both CCR and BRV equally difficult to book for the beginning of December?

Studios at CCV are much harder than BRV…but both resorts are popular for December.

Most owners have to walk CCV studios to get them for that time of year.

Thanks! Does that mean owners need to get them on the first day 9 months out?
 
Also, do you have to book one day at a time as the 9 month time comes or can you book a week-long stay on the 9 month out mark? Or is that what "walking" means? :)
